Aside from the fantastic regrowth side of bamboo, I'm not a big fan of the way it looks. That said, I haven't heard any complaints about durability for it. How many sq ft do you have- 2k? That seems like a pretty nice deal for the material.
We are covering about 2,000 square feet. Are you an oak man?

Sadly no, so I'm looking at bamboo.

fwiw- I don't think you're going to have problems with moisture on the Garden Level (basement) flooring if there's a basement (cellar) too.

My limited experience w/ prefinished floors is that they look great going in, but refinishing them becomes the problem later on. I'd also recommend unfinished, but am looking forward to hearing more. There's an FBG who is wood flooring contractor (IIRC)... wtf is his name- it'll come to me. very knowledgeable and very helpful with this kind of thing.

I've known a few people very happy with Lumber Liquidators- I'm sure you've tried them. Showroom above Union Square a block or three, IIRC. Go in, look at some species and widths that look good to you and get a price.

Couldn't tell you about DIY vs hiring- but 2k sf seems like a lot to cover for a guy like you.

Can't find a brownstone in Heights, Cobble, or Carroll for under 2, even a run down POS...

There are a few for around 1.5 - 1.8 in Boerum, but they're literally across from the Gowanus Projects.

You do realize for several quarters Boerum Hill outpaced TriBeCa & the West Village for highest avg sale? I moved to Hell's Kitchen 6 years ago because I got priced out of BH.

Awesome, Nick - best of luck to you. Looking forward to following along. I love the housing stock around Clinton Hill & Bed Stuy (as well as your current hood PH). You should look through the old renovation blogs on Brownstoner. Good forums on there as well if you get stuck on how to go about something.

Here is the front exterior of the house. It's a four story but the 4th floor is only 3/4 the length and is not visible from the front.

Rear Exterior. Dog house has to go! There is probably a lot of dog crap to be shoveled out as well. That bump out on the back of the house is kind of a mess. It's the existing laundry but it's not really integrated into the house. It will likely go and be replaced down the road, hopefully with a bathroom.

Decorative detail on stair. Very few original details remain here, so it's going to be a blank slate.

Um, if that next pic is the water heater, get that fixed ASAP. That's a carbon monoxide issue waiting to happen.

There is a newish water heater in the house but there is just the one for both the rental and the owner's duplex. Oh, and it's illegally installed with a negatively pitched exhaust. The original thought was to just reconfigure the exhaust so it isn't negatively pitched, but that will require cutting into the chimney much higher up. So now I'm thinking maybe it's best to replace it with a lower profile unit. I'm not sure I can afford a tankless solution or how difficult it would be to replace this one heater with two, one for each unit.

If I stick with just one heater, how big would it have to be to supply two apartments? Also, do they make a short, fat water heater that will be big enough?

The fireplace looks original (including original cast iron cover) and just painted over. You strip the paint off of it you could probably have an awesome orignal marble fireplace with the original cover. This is the only one that is visible. Based on the as built plans, 3 others could be behind new framing so we will find out when we start to demo. Of course the one that we can see is in the rental...

They make shorter versions. Measure the size of the one that's in there and do some searching. Or post it here and we can help.

As far as having 2 separate water heaters, that also means you will have 2 separate exhausts and an extra set of pipes. Depending on where your water supply lines go this could be a costly issue.

Look and see what's in there as far as size, and replace with the same. Or if it's a 40, see if you can put in a 50 gallon water heater.

I doubt you have anything left in there. Unfortunately in the 60 and 70s lots of houses had those great old fireplaces ripped out and just sent to the dump, which is shocking given they were all marble.

 
Didn't read all the responses so I apologize if this has been mentioned but if you're doing the demo-

PLEASE WEAR AN APPROPRIATE RESPIRATOR AND GOGGLES.

In a house of that age, you're going to be stiring up dust and chemicals that are insanely destructive to your neurological and respiratory systems.

Is also recommend an air scrubber but at a minimum, tent off the room with poly.

A easy tip for setting up containment is say you're working in 1 room....

You'll need:

Roll of 4 mil poly

Can of spray adhesive

Roll of blue painters tape

Zip walls ( cones in a box of two for $18.97) at HD.

Cut a piece of poly wide enough to cover the door plus a few inches.

Put blue tape on the door frame.

Use some spay adhesive on the blue tape.

Wait about 10-20 seconds and then put the poly on the door opening.

Put the zip wall on and you're done.

Thanks for the post. The truth is I have been more concerned about the demo the closer it gets. I'm probably going to price out having it done but may still have to do it on my own.

If you don't mind me asking, what's the price range on something like that?
The prices are crazy right now in Brooklyn. The range is anywhere from 500k-1.5 million depending on the state of the house, from bombed-out to livable. Anything already renovated is 1.2 million and up. This one is not on the high end of those ranges.

 
[SIZE=10pt]TOPIC 4: BASEBOARD HEATERS[/SIZE]

The goal is to install radiant floor heating throughout but it isn't in the budget right now. We are removing the ceiling from the garden and the parlor floors during demo and we will leave it open for now. That will leave three of the four floors' joists and sub-floor exposed for future radiant heat installation. But for now we are stuck with the ugly baseboard heaters. Most of them are pretty beat up but they are functional. The question becomes do I replace them with new heaters which will require a plumber or is there a cosmetic fix that can be installed temporarily until I can remove them all together?

I found this company Baseboarders that makes a cover, but they are damned expensive and my wife doesn't love the aesthetic. Anyone have other suggestions?

Just want to do something I rarely do and agree your wife there; those baseboard heaters are hideous. Might as well put in a space heater and caulk it to the wall.

Yeah... I'm blackdotting the baseboard heater part- can't think of any off the top of my head that aren't hideous. The ones you linked are about as good as I've seen.

I close on a 41 year old home in Lawrence, KS end of June. Looks like some great advice in here. I see lots of DIY projects for myself over the next couple of years.

 
Good buddy of mine (and lurker here) and his wife bought a brownstone in the slope about a year or two ago and blogged their journey. Place turned out awesome, they bought just before prices went bananas.

Correct. Their place looks great. I should post pics here of what they did in the yard, it is totally awesome. He's now having to front stoop and doodmr etc refinished, it's old and cracking. Place will be sick once they are done.

 
Have you thought about adding fake turf in the yard? Hard to get enough sun exposure I grown any decent grass

We are in a holding pattern waiting to close. It's all issues on the seller's side that are causing delays. Very frustrating. We were supposed to close by the end of April it's now looking like early June so our window for renovations is shrinking.

Improvements to the yard probably won't happen until next year. We are going to have the soil analyzed for contaminants and clear all unwanted plants and debris during demo but that's it for this year unless I hit the lotto.

So it appears the only thing I'm worse at then home renovation is updating my thread about it. It's been insanity all year starting with a very lengthy closing but we are nearing the finish line. I did the work on the rental unit myself with some laborers and the tenants moved in September 1. We decided to hire a contractor for our floors. We had hoped to be in by Thanksgiving but the vent fix on the water heater turned into basically a brand new chimney and now it's going to drag into December. I'll post some pictures later this afternoon. But for now I need some FFA advice on AV.

We are about to close up the walls and I need to make some final decisions on AV. I want to put all of the equipment (receiver, DVR, consoles, etc.) in the basement. My plan is to run 2 cat 6 and 1 HDMI to each TV location and control the equipment with some sort of IR repeater. Although the equipment closet will be a floor away, it's only a distance of about 25 feet. Has anyone done this? Would you recommend any additional cables? We are going to put a conduit in the wall behind the TV and the office just in case.

If it were me I'd run 2 more cat6 cables and a RG6 cable. The conduit is a good idea. You can control that stuff with RF if you want(that's what I do)

If it were me I'd run 2 more cat6 cables and a RG6 cable. The conduit is a good idea. You can control that stuff with RF if you want(that's what I do)
Thanks lumpy. What will you do with those extra cat6? And are you running the RG6 for video instead of hdmi? Is that your only video input and you are switching components from the closet with a switcher?

Yes, the outlet and the av connections will be in a box behind the TV on the wall. There will not be any wires or components in the room at all which is good since the whole house is only 17' wide!
