Moving to San Fran - Advice for area live needed (1 Viewer)

So it is official, i am moving from Los Angeles to the Bay Area in the next 30-45 days. I will be working downtown off of Montgomery and 3rd street. I am heading out this weekend to find a place to live. I am middle age with a wife and two dogs. I don't think i want to live in the city because of the traffic and weather although I am open to anything. I am flying up next weekend to go and look at several area's - Marin county (Staying in San Rafeal to check out the city) including marin, San Rafeal, tiburon, etc. North bay including Walnut Creek and finally south bay near redwood city. Currently my budget is $3,500-$4,500. I have four cars which may be a problem in the city (two can go away if needed). Other than that i am pretty open. Any help would be appreciated.

 
I don't think SF traffic is as bad as LA but your vehicles and budget make the City impossible anyway.

From a commute standpoint, the East Bay would probably be better than Marin. There's a BART station right at Montgomery & Market. You may have to go out some distance to find a place with a multicar garage that fits your price range.

 
Really depends on what you are looking for (Condo, house) and what type of commute you want. If you work a regular 9 to 5, then the Northbay will be a ####ty drive although being in LA now I'm sure you are used to it. The east bay (walnut creek, danville, berkeley, etc.) offers the option of taking bart in to the city.

track car? in that case you'll probably want to be in the North bay so you can easily get up to Infineon Raceway to drive their track days. My brother in law drives in a series out there, I think they race twice a month.

There are great courses in the area: Sonoma, Lagun secca, etc. I am very excited about that aspect of the move.

Corte Madera has all the shopping and chain restaraunts (pf changs, cheesecake factory) but it is still a stones throw from larkspur. Both are right by the ferry, but living in larkspur would probably mean you ride a bike to the ferry and then swing in to Marin Brewing co. for a pre ride your bike home beer. If I'm in the North bay with your budget though then I would first look at Sausalito, then Tiburon and then corte madera.

I assume the Navato would be about an hour communte each way? I do not have parking at the office so i need to either take the ferry or bart. Sausalito and Tiburon are definately on the list.

 
Sausalito has the benefit of mapping to a crappy school district so if you don't have kids that's a good place to start. Your cars are going to be a problem for you anywhere in Marin (as are possibly the dogs). The market is tight.

No. If you leave early enough you might be able to get it to under 90 minutes. Novato is a ways out there.

it all depends on what hours you work. Most people around me that work in the city either take the bus or drive and park at the ferry building. I can leave my house at 6am and be at SFO at 645. I can also leave my house at 8 and be at SFO at 915. The traffic is really not ever that bad unless there is a wreck.

:shuked: maybe it's been a while since you've lived up here but they've widened 101 almost all the way through to Petaluma now so the commute is not as bad as it used to be. Plus if you lived in North San Rafael then you were basically in South Novato as they are bordering towns.

I lived off and on in Marin for almost fifteen years. Mill Valley just a few years ago.There's no way you are getting door to door from Novato to the Financial District and back averaging under an hour unless you are working from 3am to noon. The bottlenecks are still San Rafael and the bridge. And now that they stupidly plopped that apartment complex on Lucky drive that bottleneck has actually gotten worse.

The big differences between N. San Rafael/Novato and Sausalito/Larkspur/Corte Madera is space and commute. The farther north you go the more space/yard you will have, but the commute will be much longer. It's not linear either. San Rafael is the big bottleneck. Your morning commute will be more fixed, but the afternoon commute will be a crapshoot.The cars and dogs might make it tough to find anything south of San Rafael though. You may end up having to go north (depending on how much time you have to look).

I'd find somewhere on the peninsula, preferably close to BART (Pacifica and nearby is nice) or CalTrain (goes through a lot of decent downtowns all the way down to San Jose).

Marin county is nice, but expensive and you would have to put up with the bridge tolls. Or take the ferry.

East Bay has the BART option, but I think the cities on the peninsula are better in general.

 
i also prefer the northbay to east and south. i have lived in corte madera, larkspur, novato, and now in sonoma county. my wife works in the city 2 days a week and her commute is about 1 1/2 hr each way (but she has to deal with the bottleneck of petaluma). i really like southern marin, but as mentioned, space is sparce. i think corte madera, larkspur, tiburon, sausalito could fit the bill for you guys.

 
Pleasanton/Dublin might also be options for the East Bay. There are also a lot of new developments in east Castro Valley which are pretty nice, and you're not far from Oakland airport, which is light-years easier than SFO.

Novato's nice, but as has been stated the biggest issue is going to be commute. Even if you take the bus (which I would strongly advice), there are going to be days where it's a long time getting home.

If I were you and I didn't have kids I'd get something in the Oakland hills.

I was going to suggest this. Easy BART access, you'll be dropped off basically right in front of your job. With your budget you could rent a house that fits your needs for dogs/cars. The commute gets a tad worse, but I like Livermore better than the other cities east of Oakland and you get better value for your money than Dublin/Pleasanton

Navoto is just too far for me. Sacilito, mill valley, larkspur seem better. Did yo ulike Mill Valley? It seems like a nice community (i currently live in Pasadena and would like the same life style)?

 
Things are definitely a little different than the pasadena area but imo in a good way. When I think of pasadena I think of congestion and the damn 210 fwy :rant: . Tiburon, Sausalito and larkspur are more aquatic than mill valley but mill valley is the best imo when it comes to food (Pearls fat burger, drool...). I think the east side of Larkspur is the worst of the bunch and I wouldn't even really give it much thought, plus that is the lucky drive/richmond bridge congested area. Parking and dogs will be your biggest issues, well that and adjusting to the cooler weather.

I currently pay 3000 in Pasadena so this is not a huge stretch for me. I also was able to negotiate in the cost of living increase into my comp package. Believe me if i made 100K i would not be moving to SF.

Eichlers are super-neat if you like paying 30% more for a house than you normally would and have always dreamed of being burned up in a house fire.

I would say that if you work in SF, the East Bay wouldn't be my choice. Sure you do have BART but as people have learned, during a strike you are screwed if you have to be into work everyday. Why not try San Mateo or Burlingame area? It's a tad bit farther north than Redwood City (which is nice too). You can still take CalTrain into the city and you will be able to rent a house where you can find parking for all your cars. You can still drive if you want but parking is costly and a ##### to find.
I will add those to my list of area's to view when i am out. Several people have told me those area's are fun and a relatively easy communte to work in the city.
Define "fun."
. Good restaurants, close to activities, close to the city, etc.

Can't speak for it personally yet, but a friend of ours moved from Los Angeles to Walnut Creek and really likes it.

If you want strip mall with decent food and good weather, Burlingame, San Mateo, Walnut Creek, Dublin, Pleasanton are good choices. Not for me (although with two kids, it's less and less about what me and my wife want).

I'm telling you, Oakland and Berkeley are not to be overlooked.

And by the way, $800k to $1MM probably doesn't go as far as you think here.
