Going end of July for a karate tournament. Should have most of Sunday free to do whatever and maybe a little time on Friday evening

1. What should I make sure to see in that time? Kids are 10 and 11 yr old boys

2. What’s a good local food option? Nothing too fancy maybe best burger or something like that?
Friday evening may be a good time to see the memorials and monuments. I think they are at their prettiest at night.

Sunday day - Check out Smithsonian museums. I’m not sure interests of your kids, but American History, Air and Space, and Natural History friendliest for that age. (Need timed entry pass for Air and Space, at least.)

For a burger, kind of a touristy thing to do, but since you are a tourist, Old Ebbitt Grill near the White House might be an option.

At those ages definitely hit the natural history museum. Then work your way down to the Lincoln Monument. If the aerospace museum is open hit that (it was closed last time I was there, hopefully back open).
Air and Space is partially reopen now.
We ended up going to the Udvar Hazy, which was awesome, but a PIA to get to. They really need to finish the rail line to Dulles.

The rail line to Dulles is open now as well (opened in the fall). Udvar Hazy is not a stop on it though — would need to take Metro and then transfer to a bus.
 
Closing the Beltway for a Presidential motorcade during rush hour seems to cause some problems. My son has been stuck in traffic trying to get from NoVa to Rockville.
 
Nationals finished with a 0.438 win percentage.

Predict whether the Commanders, Capitals, and Wizards will finish above or below the Nats.

Commanders (need 7.5+ wins) - Below
Wizards (36+ wins) - Below
Capitals (72+ points) - Above, but not super confident about that right now.

Woj reporting that Leonsis going to announce plans to build an arena in the Potomac Yard area of Alexandria at a press conference tomorrow. As someone who lives in Alexandria not too far from there… Whoa.

 
I love the Nova area but they had such a good downtown location. Maybe post-Covid there aren’t as many office workers in the city walking over to games.

I think the arena has been holding up that area of downtown. I don’t want to get into politics, but I think DC has been slow to act, and more obsessed with trying to lure back the Commanders. They just passed some funding authorization for modernization, but may be too little, too late.
 
Yeah, that’s concerning to think about what might happen to that neighborhood. So many restaurants that probably rely on an extra several thousand people in the area most nights. It’s been the liveliest neighborhood in the city for a while and I believe has the highest rents.
 
I read an article about the occupancy levels in the office buildings around Chinatown and it's at like 40% of what it was pre-Covid. So, it's already bad. Caps/Wizards leaving would probably be the death knell for the service industry businesses in that area.

Of course, it's a problem everywhere in the region. There is a whole lot of dead space around the Beltway and more "for lease" signs than I can ever remember. I'm in commercial construction and my particular niche depends on more of these high-rise, heavily-loaded structures being built. It ain't happening.

Youre not going to the announcement by any chance, are you? I was supposed to go this morning but I have a water main issue to deal with.

I'm enough of an old-timer to remember when Jack Kent Cooke had a press conference with Doug Wilder about the R'skins moving to Potomac Yards - when there was literally nothing there, not even a Target

I will be very surprised if this actually comes to fruition. Though I guess FAA concerns for the flight path into National are lesser with an indoor arena vs a stadium, which was one of many obstacles that effort couldn't overcome

I still think the power of the Alexandria NIMBYs will prevail. In my alternate life, my wife and I bought a Del Ray bungalow in the early 90s instead of picking up and moving to Vermont.

I assume everything in that area, with the new metro station, is zoned for super high density. So Nimbys would only be protesting the type of development.
Most of the complaints that I’ve seen from Alexandria residents to city leaders on social media so far have focused on traffic. I feel like that is manageable though. I mean, yeah, you might not want to go to the Potomac Yards PetSmart on a game night, but that whole strip mall that would be to the west of it is due for redevelopment anyway.

Speaking of Del Ray… currently listening to a Del Ray Citizens Association meeting that the Alexandria mayor is joining to discuss. NIMBYs are already out in full force. :popcorn:
 
Alexandria now pulling out of negotiations with Monumental. Was looking dead with the opposition in the State Senate.

Interesting. Are there other examples of a team making a big stadium/arena announcement and then it all falls apart? Seems like Monumental botched this process.
Well, last time a new arena announced for the Potomac Yard area in Alexandria was back in the Jack Kent Cooke days when leaving RFK.

I don’t know how much on Monumental. Got caught in some in-fighting between Governor and Senator Lucas. But Leonsis a bit stuck now as lost leverage to extract more from DC. Maybe Maryland makes a play.

The idea floated this past weekend of tying arena to a casino in Tysons seems DOA.

ETA: Nevermind. Monumental announcing deal to stay in DC through 2050.

I definitely remember Cooke eyeing Potomac Yards, but I wasn't sure if it was announced as a sure thing. Monumental made this sound like a lock and any opposition was futile.

Cooke and Gov. Wilder had a press conference and everything.
