In no order, mine would be:

1. No state income tax or very low taxes overall.

2. Within a hour or so to the beach.  Not a lake beach....a beach with natural saltwater where I can get some flesheating disease.

3. Short drive (less than an hour) to a poker room. Bonus if there are multiple rooms.

4. Job opportunities.

5. Affordable housing and overall low cost living.

6. Warm weather with little or no snow.

1.  Job opportunities

2.  Good Schools

3.  Close access to a city/culture

4.  Proximity to water (beach or large lake/river)

5.  Easy access to a major airport

6.  Diverse population

Cool summers

Awesome Food

Affordable Housing

Low Crime

Proximity to a major international airport

Not the South

good golf courses

good friends to golf with

good weather for golfing

not overly religious

good food after golf

- four seasons, none of em snowbound

- most possible culture w least possible cachet (used to be a LOT easier to find than it is now)

- village living, even if it's in a big city. few chains, a place to stop for paper & coffee, a deli, a bakery, market, corner bar all walking distance. university neighborhood would do.

- vistas

- great town to get out of (either near big city, beach, mountain/desert playground)

- lowest possible cost
