Thanks. Must be the LTV then. HARP doesn't allow you to put the HELOC in refi but includes it in figuring the LTV. Guess that makes sense. No PMI on the HARP though, otherwise it wouldn't pencil out. Another point lower on the rate would sure be nice though.
Just talked to B of A about a HARP refi and was given a rate of 4.25%. We have excellent credit scores, but the LTV is close 100% due to diminished value and a HELOC. Are you guys getting the 3.5% type rates doing refis with 80% or better LTV? I'll still be taking $300/month off the current...
Arlo (and most US announcers) needs to learn he doesn't have to fill every second of air. I love watching games with guys that can go 10, 15 or even 20 seconds without saying anything. Sometimes the game speaks for itself.

Week 3 is going to be a #####! Especially after doing the max test on Sunday. Improved my max by 15 so that's good. I got through the final "max" set of W3D1 with 33 (25 required), but I took a 2 minute rest period beforehand instead of the recommended 1 minute. D2 and 3 don't look to be any...
