Hi JML, I am, but have to think about the timing of it all.
I got back last Tuesday from a week in Florida (only six MLB parks left to see), and have been trying to catch up on this thread.
When do you think would be a good day to start? May 1? May 15? June 1? LMK
I've been 4 times since Dec. Mostly play poker but did catch u2. I like staying at Ellis Island. Tables have low wager amounts. Ribs and steak and eggs specials can't be beat. Going back may 27 to June 1. And June 9 to 18 for 6 wsop mixed events.
I saw him play his last game at March Madness at Long Beach Arena. I was amazed how he was double teamed all game and still got shots of easily. SO sad.

Almost impossible for inspectors to find everything. Like anything, do homework before choosing one.
And that's why we all go to our broker for advice when needed. There is always someone with a good answer within 30 minutes.
The answer to this issue is to educate buyers on a national level at a much higher degree.
Buyers are going to get so ****ed by this decision. They won't be represented properly. Unless lenders allow the commission to be financed, the vast majority will not have the cash to pay commission.

I just love people not in the industry and their idealistic views of what they think actually goes on. Sorry, but you guys at best comment on only about 25% of all the things that can happen in a transaction.

Open houses rarely sell homes. They are basically done for buyers agents to get leads.
The average home owner has no clue how to handle negotiations for inspection and appraisal issues. A home owner can EASILY put themselves in a huge liability situation if they don't handle inspection...
