AV Guys: Whole Home Audio Help (1 Viewer)

My current Home Theater system is starting to fail and I've also got some outdoor speakers that are doing the same. Since I'm going to need to replace things then I might as well go ahead and get the whole house going, right? I'm just not sure how to do it.

Here is what I am looking at:

Den with Home Theater/Receiver (5.1)

2 Outdoor speakers (preferable able to have a different source than the Home Theater)

Kitchen/Breakfast Area (4 speakers total that need to be able to be turned on/off as needed, will always be the same source as the Home Theater)

Dining/Living Room Area (5 speakers total the need to be able to be turned on/off as needed, will always be the same source as the Home Theater)

I've done some research online and think that I really only need a 2 zone Receiver and an Amp that will be able to handle the Kitchen/Breakfast/Dining/Living Room areas, but I'm still not sure on how that will all work. The K/B/D/LR areas won't need to be top of the line sound but I don't want to skimp and then be disappointed either.

Any advice/suggestions for how to setup this up for the best quality while also keeping cost in mind?

I would suggest looking into Sonos, but it's not cheap.
I looked into Sonos a bit but it can get quite expensive and didn't seem to have in-ceiling speaker options. I guess I could always look to see if I could just connect in-ceiling speakers to the Sonos system. I'll look into that. Thanks.
