Money/math/business/smart people...I need advise regarding Nica rental home. Someone inquired about renting for three months Nov. 2012 through Jan. 2013 ( :shrug: ). Setting aside the question of whether I want to do this, how should I figure a reasonable price to quote?

Right now I rent at $120/night generally, though I might raise or lower that based on whim and\or capriciousness. The fact it quickly became completely booked for several months at that price indicates I could raise it, and by high season 2012 I'd expect it to be at least $150/night. Add in that he would be there during the holidays, when everyone raises their prices substantially for at least two weeks (Christmas and New Year's). Subtract, of course, the fact that long-term rentals generally come with substantial discounts.

Where the hell does this leave me?

Why doesn't the WII ever have cool games?
New Zelda game out Sunday. Those games are awesome, I can't wait.
I got a bootleg copy already, it's OK so far. A lot of sitting and watching cut scenes. I'm through the first temple, on my way to the 2nd. Motion controls could use some work.
I don't have to buy anything else, do I? Just the reg Wiimote works still?
You need the MotionPlus add-on cube. And a nunchuck, but you probably have that already.

How much work, if any, is it for you to deal with the bookings? Sounds like you're relatively certain that you'll be booked up at the current rate, so that's really the only bonus I can see for you. Do you post your rates somewhere now? My thinking is it's probably not easy to get 3 consecutive months somewhere and if you're going to be booked up and it's not a big hassle to deal with bookings I'd charge a premium on the $150. Also, do you require a deposit? They could potentially do a lot of damage in 3 months...although I think you have a staff there, yes?

Tell them the price is $150 a night, but for the long-term rental you are willing to SLASH that price to $120 a night.Everyone feels good.

Tell them you are raising rent to 150/nite for 2012, but if they want it for 3 mos, they can have the old rate, 3600/mo

Yeah, kind of sucks they had to come out with an add-on to make the Wii function like it was originally supposed to. If I hadn't hacked mine to get all the games for free, I don't know if I'd even have a Wii anymore.

Yeah, it's probably not worth it, not least of which because I think we'll probably want to use it some of that time, but I wanted to consider it. It is definitely going to be harder for him to find a three-month rental than it will be for us to book that time. So far I've found dealing with bookings a breeze, but I'm highly organized and like people, two traits that I've realized are important. The advantage to having one person there long term is not dealing with people leaving and arriving the same day, making sure the cleaning is done in time for the arrivals, showing new people around, etc. I don't deal with that personally but want to make things easier on the property manager when possible.I don't charge a deposit as of now as it doesn't seem to be standard there, but I'm keeping it in mind as we go along. Could always do it on a case-by-case basis. I do adjust the price a bit depending upon with whom I'm dealing--a woman traveling alone to teach business English might get a slightly better rate than a group of six backpackers. There's no one there 24/7...a cleaning lady a few times a week, pool guy every two days, and the property manager stops by a lot.

I last did it a year or so ago, unfortunately the website guide I followed is blocked here at work, I'll see if I can dig it up later. It's not too difficult, you need to buy a USB hard drive (500GB or so) and an SD memory card. You download some hacked file onto the memory card and when the Wii tries to load it, it crashes and the memory card installs its own software as a new Wii channel. The new channel can then install all sorts of goodies... like patched software to run any game, and a "USB Loader", which tells the Wii to run games off the hard drive instead of the disk drive. Then you have to spend some time on the torrent sites downloading the games. Some downloads are optimized ("scrubbed") with only the part of the disk that actually contains the game, others are the full disk image so they run 4.5GB (like, a simple game like Wii Sports is only .5GB of code, but it comes on a standardized 4.5GB disk, so, there's 4GB of zeros written at the end to fill it up. If you download a disk image, you have to wait to download all 4.5GB, if you can find a "scrubbed" version of the game, it's only .5GB). Alternatively, if you have a disk, the USB Loader program can rip it to the hard drive for you. So you don't have to find torrents for games you already own, or, can rent/borrow/purchase & return for a night. Finding a torrent site that had the new Zelda game a week before it was released is how I've been able to play it already.In addition to disk-based games, you can also download new Wii channels and install Virtual Console games (like the old-school NES and N64 games), so you can bootleg those instead of buying them in the Wii store.The method for hacking your Wii will depend on your current operating system version, so make sure you know that before you start. Last night, my neighbor had me over for dinner. And while I was there, the guy from the rental company came to fix her hot water heater. I happen to know it just needs a thermal couple (sp?) because someone in the know had just looked at it earlier that day. Took my sons to the dentist today. They told me my 7 year old should be fitted for some pre-ortho metal rod to correct what they call a 'cross bite'. Of course, this isn't covered under insurance and it's not going to change the fact that he'll need braces when he's older, but hey, they caught it early and perhaps they will be able to save us a few months of braces when he turns 11. :excited:

F'n racket, these damn dentists. :thumbdown: You know who didn't need braces? Jesus.

Of course, this isn't covered under insurance and it's not going to change the fact that he'll need braces when he's older, but hey, they caught it early and perhaps they will be able to save us a few months of braces when he turns 11. :excited: F'n racket, these damn dentists. :thumbdown: You know who didn't need braces? Jesus.
If I knew I was going to die at 33 I probably wouldn't do much with dental care either :shrug:

Had a root canal today. Guess what, I get to go back in 2 weeks to get the crown put on. Why can't they do it in one shot? :thumbdown:Oh and $1100 for the root canal. Thank God Gov Walker made my wife pay an extra $2/month for her insurance. Not a dime out of pocket :pickle:

Heard about this guy on NPR a couple of months ago. Are they playing somewhere on TV? Has to be better than this MNF game.
Nah, game's over now, he was put in at the end. Didn't get to see him shoot or anything. Very tall, lanky kid. Blocks and boards only I guess.
Back in High School we played against a team that had a one-armed kid when I played and Captained the Frosh basketball team (we went 3 and 14 and led the league in technicals, ejections and at one point almost had to forfeit a game because the entire team was going to be suspended because we were caught drinking in the lockerroom after practice. Also had 2 guys on the team get ejected in a game once because they were fist fighting each other on the bench) Any ways, this kid we were playing against did not have a left arm, kinda just had a stub like Jim Abbott. But the kid was good and he was lighting us up in the first half. At halftime our Coach (who I think became an alcoholic due to our team) completely lost it. He's screaming about our lack of effort and lack of teamwork and then says how #22 (one-armed bandit) is killing us out there. He calmed down for a second and then with a fierce intensity told us this: "I'm only gonna say this once: for the love of God, force that kid to his left! He LITERALLY HAS NO LEFT!!! When he's dribbling and he gives you that head and shoulder fake and looks like he's going to go left..... HE'S NOT GOING LEFT!!!! I promise you he's not!!! Now I swear to God, if any of you get beat by that kid going right, as God as my witness I will punch you in the face and walk out of the gym and never come back! Are we clear on this?"

Since I didn't really care about the season anymore I replied: "Coach, don't worry, I'll guard him in the 2nd half. Now which number is he again?" Coach just smiled and told me I was a complete jack###.

Heard about this guy on NPR a couple of months ago. Are they playing somewhere on TV? Has to be better than this MNF game.
Nah, game's over now, he was put in at the end. Didn't get to see him shoot or anything. Very tall, lanky kid. Blocks and boards only I guess.
Back in High School we played against a team that had a one-armed kid when I played and Captained the Frosh basketball team (we went 3 and 14 and led the league in technicals, ejections and at one point almost had to forfeit a game because the entire team was going to be suspended because we were caught drinking in the lockerroom after practice. Also had 2 guys on the team get ejected in a game once because they were fist fighting each other on the bench) Any ways, this kid we were playing against did not have a left arm, kinda just had a stub like Jim Abbott. But the kid was good and he was lighting us up in the first half. At halftime our Coach (who I think became an alcoholic due to our team) completely lost it. He's screaming about our lack of effort and lack of teamwork and then says how #22 (one-armed bandit) is killing us out there. He calmed down for a second and then with a fierce intensity told us this: "I'm only gonna say this once: for the love of God, force that kid to his left! He LITERALLY HAS NO LEFT!!! When he's dribbling and he gives you that head and shoulder fake and looks like he's going to go left..... HE'S NOT GOING LEFT!!!! I promise you he's not!!! Now I swear to God, if any of you get beat by that kid going right, as God as my witness I will punch you in the face and walk out of the gym and never come back! Are we clear on this?"

Since I didn't really care about the season anymore I replied: "Coach, don't worry, I'll guard him in the 2nd half. Now which number is he again?" Coach just smiled and told me I was a complete jack###.
