Hit the home warranty jackpot (1 Viewer)

Mine went out last year and we got a brand new unit covered by warranty. It was up for renewal this week and I cancelled. Good of a time as any to cancel with brand new unit.

 
Yeah, pretty sure I won't renew it 11 months from now. We just bought a new dishwasher (unfortunately couldnt claim this one since there wasn't one there to have broken), the hot water tank is less than a year old, the A/C will be new, and all that is left is a fridge and stove. Pretty sure I rather not pay 400+ for just that.

Not bad timing either, it hasn't been all that hot.

 
It's a good damn thing the A/C and furnace is basically free, otherwise I would have killed this electrician by now.

It is STILL not in. Twice now in the past few days he has been here with the wrong materials, plus a couple days ago when it was apparently 120 degrees in my attic where the furnace/blower is going, and it was too hot for them to continue working.

They get everything all set up outside today, and he comes in to tell me the furnace is like an inch too big to fit into the hole in the ceiling.

Among a few other annoyances.

If this guy wasn't instrumental in helping me with the warranty company to get all this stuff free (which I probably shouldnt have cause the thing was a giant piece of crap and was probably already broken when I moved in), I would have probably done something prison worthy by now.

I am "assured" I will have working A/C tomorrow. Everything is "basically all hooked up, just need to get the units in place and hooked to the wires and ducts" or some crap.

None of this is made any easier with my basement flood from a week ago (thank you homeowners insurance, whew) and not being able to sit in our nice cool downstairs area yet.

Congrats. The warranty companies usually come out ahead on those deals. Not this time. Maybe consider renewing the warranty next year though. You're already playing with house money. Just double-check and see what else it covers. You think you know, but you may not know. I am in year three of mine. My A/C dude is coming tomorrow. My house was built in 1951 and so far I've used the warranty on the refrigerator in my garage, a drain stoppage in the tub, and now my A/C pipe has a little leak in it.

I see the point with the plumbing possibilities.

However, at this time, I have what appears to be a pretty good handyman who charges incredibly reasonable rates which in most cases would cost me less than the 75 dollar deductible from the warranty company.

So, I am pretty sure the right move for me in my situation is is to not renew it. I have like 10 months to decide though.

So apparently the guy now tells me the previous installer did the electrical wrong and in a dangerous way, so now an actual electrician needs to come fix something for like 600-700 bucks.

However, for all the hassle, the HVAC fella is not charging me for the gas lines he is going to run inside, or the other 200-300 worth of fees the warranty company didn't cover.

It sucks, but at least he isn't a D-bag and still charging me full rate given all the headache.

He really shoudl have assessed this all better prior to starting, but at least he is making up for it somewhat.

Just make sure it's not your cousin's kitten. :oldunsure:

New a/c.... nice. I miss being able to crank that up. Living 2 miles from the beach has it's downsides (....?).

 
My mortgage company gave me a free home warranty for a year, and the day after I moved in the hot water heater blew.

It was a pain in the butt to deal with the people at the warranty company, as they wanted to wait until Monday to send someone out. Ended up getting it dealt with, but the water heater was still under the manufacture warranty at HD, so they swapped it no problem.

What year model is your fridge?
Its like around 15 years old i think. But is spending another 500 for a year on a warranty worth it if i could buy a new similar fridge for about the same cost?

 
Yeah, the home warranty is only as good as the people who are going to do the work. From my experience the people who service these types of warranties are not the best or brightest.

Why are you having to pay for anything at this point? Doesn't your home warranty cover all costs? Seems odd to me that you are having to fork out any money on this repair/replacement.

There are specific things they don't cover. It's all pretty clearly stated on the forms I have.

I had the option to pay an additional $120 or something like that for some sort of extra coverage but I decided not to get it.

However, even that would not have covered the most recent electrical issue.

 
The one thing I might check to see if your warranty covers is your roof. If it does, I'd think about hanging on to it since that can be a bit to repair.

I have kept mine for a while (5 years) because I like the fact that if something goes wrong in the house, I am only going to have to pay $75 to get it fixed by a pro. I may be lucky in that the guys who have come out to fix stuff have been good, but that just may be a factor of the insurer.

attic fans, exhaust fans, and ceiling fans

garage door opener

lighting fixtures, central vacuum, door bell, burglar and fire alarn

fridge

trash compactor, dishwasher, and garbage disposal

oven, stove top/range and built in microwave oven

failures due to lack of maintenance

failures due to rust or corrosion

Out of all those I think really the ones that could possibly apply with an extra year would be maybe a plumbing issue, fridge, and the roof.

I agree they are definitely hard to deal with. Hell, I was on hold for an hour like 4 different times for the air/heat. It was well worth it, but a pain.

Although, let's say I continue the warranty for the next 10 years. The total cost is about 5 grand. What are the odds I have 5 grand worth of problems? What are the odds I have 10 grand or more worth??

Definitely worth thinking about

As I have mentioned before, my house is approaching the ~10 year mark, and I have been living here for 5, I have continued with my home warranty because I am not very handy and I look at it like car insurance.

Case in point, yesterday I had a leak in my garbage disposal. I set up an appointment online about 8 pm, have a guy out here today at 2:30, diagnosed problem instantly and for $50 extra he's installing an upgraded 1/2 hp brand new one (1/3 hp before). Total cost, $125. I could have bought one from Home Depot for $100, but I'm getting mine professionally installed for $25, no question. This is why I love my Home Warranty.

 
Usually there is a clause that it has to be brought up to current code (at your cost), so if you have an older home, just be ready. Also, it can take a while to actually make the repair. They may have 48 hours (during week days) to come out and take a look at it and just confirm the problem.

To the wiring sometimes you can't tell until you try to hook it up. Had a unit replaced, everything was hooked up and wouldn't go. They found the original installer completely blew it on the wiring and weren't sure how it was working to start with. Took a couple of days to straighten out.

I understand how some people have issues with this, but to me it is like buying car insurance for the house. I pay $500 per year for the policy and $75 per call. That to me is not bad to protect my $400k investment, to me money is not the factor. It is peace of mind.

I know some of you could have just run out to HD on the drop of a hat and picked the disposal off and installed it. I can't. I would have likely had to wait until this weekend when my wife has more time to get to the store, since I can't drive. Add on to this that I am not incredibly handy with DIY projects, I am not McGuyver or Bob Villa. When the guy doing the job mutters 'interesting' when working on my job, I know I made the right choice.

It is not my first call of the year, and will not be my last. With my 10 year old house, I am right in the timeframe where AC units and water heaters reach the end of their lives. I know it wont just be $75 to have one of those replaced, but it would be significantly less.

As for $$$$, fact in the regular cost of having a plumber come out today (Couple hundred, plus cost of the disposal) and I figure I'm doing alright.

Call it funny or sad, whatever.

 
Upstairs toilet has a small leak into the downstairs closet. Probably bad flange, maybe wax ring, maybe something else, whatever.

Called home warranty folks, got a guy coming tuesday. Well worth the 75 bucks to diagnose and fix. Good chance this could be a 300-500 issue if it is just more than simply replacing a wax ring. If I can manage to get the guy to replace the flange, ring, and some of the drain pipe this would be fantastic and damn near pay for the years cost of the warranty (I think it is $435).

Hell who knows, maybe there is just something wrong with the toilet to where I need a brand new toilet also.

The A/C and furnace already paid for 10 years worth of continuous home warranty renewal, maybe this make it 11 or 12.

Yeah, I have a pretty good feeling that I will renew this thing next year, and likely longer. Can't wait for that first roof leak, whenever it may happen.

Geeze, was fun finding this thread.  Page 108 of threads.  EXCELLENT site upgrades goin on :wall: Anyway, coming up on the home warranty renewal decision.  If you scroll up a few posts there is a list of things my home warranty covers. My furnace and A/C are new, and are under warranty by the people who put them in.  Hot water tank only about 3 years old.  New dishwasher.  New Garage door and opener.  I guess from that list these things could come into play:

- ductwork

- plumbing

- electrical

- fridge and stove are older.

- roof leaks (still no idea what they would actually cover for this)

They sent me an email and the cost for a year is about $650.  So is it worth to dish out a guaranteed $650 plus $75 any time I need to use them for something?

Or, what can I sabotage to get my moneys worth here :excited: :excited:

Hell, I got a brand new A/C and furnace out of them a couple months after I bought my house.

Also did well with a plumbing/toilet issue.

It can certainly be a pain in the ### to make 10 phone calls and wait on hold for a while at times, but so far it has been well worth it.
