Landlord of 20 years raising rent 50%, gave us 2 months notice. (1 Viewer)

That's a pretty douchey move for them.
I feel terrible for El Floppo, but if this a privately owned place, it wasn't exactly "fair" to the landlord to be losing 50% (of the market value) all this time. Not every landlord is loaded or wealthy. They need to live as well.
Hitting anyone with such a huge increase on such a short notice is not right. Of course the Landlord deserves to get whatever the market will bear. But there are ways to do this without such an unpleasant, sudden surprise.

@El Floppo if I were you I’d ask to meet the landlord and beg for 6 months and or an incremental rent raise over time. Explain your exact situation and put yourself at their mercy. Worst thing they will do is say no, which puts you in no worse a situation than you are now. And if you’re lucky they might just give you a break.

I absolutely do not want to interject myself into another person's marriage, but it's very challenging to read that your wife is insistent you stay while at the same time not pulling in any income. Making that sort of a demand requires the demander to pull some weight financially. Enough said. GLGB, you know I think you're terrific.

I’m asking this delicately as if Mrs. Floppo is here but is there a reason she isn’t working if things are that tight already? With the kids being older it seems maybe she might have time - unless there’s components to that we aren’t aware of.

Good luck! Usually a call will help clear the air and everyone will come to a fair agreement. Hopefully that's the case here.

You put that nicely. Unless there's an unknown, the wife needs to get out of the cart and help push if she's that insistent. Her field or something else.
 
I get folks suggesting moving and I do think it has to be considered but that's such a hard thing to do to kids that age. I can appreciate that Floppo and his wife might put that well down his list of options and disrupt their own lives to maintain the status quo for the kiddos.
Providing a high quality of life is priority #1 2 and 3 for kids.

If moving to another state with a much lower cost of living and the ability to gain excellent employment can happen….the kiddos will adjust quickly and make new friends in a NY minute (pun intended).

Kids are far more resilient than adults.

I would seriously get outta NYC and start a new path to prosperity.

My 2 cents.
 
I don't want to assume anything about the current situation, but a 50% increase can't be more than $3000/month.

That's $36K/year.

Getting any job at $20/hr, working full time, grosses $40K. Minimum wage in NYC is over $14/hr. I'm assuming your wife can land at least minimum wage and likely get into the $20s. It could be doing ANYTHING. But, looking at this objectively is that she needs to get back into the workforce. Being out for 15 years is fine if your situation allows it but that's no longer the case. And your kids are old enough that it's not about providing child care.

2 months should be enough to procure SOMETHING. I know it's a major change, but it seems like:

1) The "easiest" option to maintain where you are.
2) The most fair option given the situation
3) Then you can start looking for other living options if you want to explore to save money and get back to your previous situation.

Not trying to be insensitive, but this seems as crystal clear as it gets.

Some of it is previous looks where the offer was insanely low for scut work. She ran her own company prior to the kids.. so it's partly self worth and feeling like she can offer more supporting the kids. And she has... No hyperbole that my amazing children would still be amazing, but wouldn't be doing any of the amazing things they're doing or where they're doing them.. it's all because of her. She legit kicks *** and has allowed my kids to kick *** too.

But like I said... It needs to be explored more fully. We're on a tipping point.

I think it easy to say but none of us know Floppo’s kids. I have two older kids and two similar aged kids to Floppo - daughter does competitive cheer and son has a girlfriend of 2-3 years here. There’s no chance this wouldn’t be devastating for both of them - and there’s no chance I would put them through it. Kids are resilient but you are underselling the impact - IMO.

I think places you need good resumes for are the places that are 300+ a table. 100 bucks a table is pretty normal for any restaurant these days, especially in NYC. My wife and I go out pretty regularly in the Chicago suburbs and our tabs are in the 100 ballpark every time.

Couple things keeping us tied here...

I work in very specific sector of architecture- high end residential interiors. When I say high end, I mean powder rooms that cost more than your house. While the projects and clients are around the world, the type of people doing this work are focused in a pretty small subset of major cities where NYC is at the center. I would need to move to one of those other places to get work... And those places have similar issues with high housing costs.

15yo floppinho is legit immersed here through HS. He's in Juilliards precollege program (waiting to hear about Carnegie Hall travelling orchestra) and won scholarship to his fancy private school. There's music and HS anywhere... But not quite like this.

La Floppa is a fashion designer who doesn't drive (or work). Makes those other spots tough for her.

11yo floppinha is the one that might benefit
leaving nyc the most as a new tennis player. But she also got into, and money from, her brothers fancy school... And does modeling/acting here- the acting is starting to pick up a bit. Not a great move for her, but the best of the 4 of us.

LoL... She ain't working food and beverage. But agreed there has to be something out there. We have a lot friends in the industry that must know somebody looking. Swapping the pride otoh... We'll see.

If I wasn't such a lazy slug and didn't let my appearance go the way of Kelly McGillis, I would have thrown my hat in the ring to work night shifts.

I understand the job in her field thing, but this situation calls for all-hands-on-deck, and ANY job bringing in $$ should be considered. There is almost no choice here - even if the landlord gives a little more time it is clear that more money has to be earned to keep you there. It can be done.

As Larry pointed out, yes- legal, but 90 days.

This is an individual condo owned by a french business family (my wife used to d business with their company...completely random coincidence), not some big corporation. They have been great and understanding landlords over the years- post-fire, covid, not busting our asses with rent raises. Our rent is basically at least 50% below market rate right now, so they're raising it to what they should be getting for it.

Kids are HS sophomore and 6th grade, at a school a short subway ride away in the city.

I'm in a world of ****ed right now. Just looked at apartments almost anywhere for the same price... Crappy spots way out in outer Brooklyn or queens in sketch neighborhood.

And that's if I still have a job come summer time.

Good luck. Plenty of New Yorkers still coming to FL and I’d suggest you join them, but we’re getting crazy expensive too.

This could be something in you favor as well - at least temporarily. Some local laws don’t allow an eviction or similar event during the school year.
Maybe see a real estate lawyer. There could also be grass roots rent control organizations that provide legal service or at least advice.

There’s no chance this wouldn’t be devastating for both of them - and there’s no chance I would put them through it. Kids are resilient but you are underselling the impact - IMO.

If I lost my job, I would wait tables tomorrow. I bet a city like NYC would be a great place to wait tables and make some easy cash. Hard job, stressful, but 20% of $100+ x 15-20 tables? Sheeeeeeeeeeeeeeeeeeeet...............
I think you have to have a pretty good resume of that work to get those jobs in NYC.

Place is hilarious man. Last time we walked down Times Square there was what looked like a 2 hour line sitting outside. We had lunch at some amazing Italian spot like 8 minutes away walking. Crazy to me but to each their own.

Red Lobster is always packed too....Outback, etc.
There’s also Bubba Gump. Those places are mostly in Times Square because of certain tourists - many who like familiarity. Heck there’s a Sbarros across the street from MSG…in NYC!

The fact your wife insists on staying in NYC and insists on not getting a job to make ends meet is insane. My wife has been working her whole life. She don't even need to work now but I'll be ********ed if she stays home to do nothing with a teenager in the house.

I heard only fans pays well.

That's a pretty douchey move for them.
I feel terrible for El Floppo, but if this a privately owned place, it wasn't exactly "fair" to the landlord to be losing 50% (of the market value) all this time. Not every landlord is loaded or wealthy. They need to live as well.
Hitting anyone with such a huge increase on such a short notice is not right. Of course the Landlord deserves to get whatever the market will bear. But there are ways to do this without such an unpleasant, sudden surprise.

@El Floppo if I were you I’d ask to meet the landlord and beg for 6 months and or an incremental rent raise over time. Explain your exact situation and put yourself at their mercy. Worst thing they will do is say no, which puts you in no worse a situation than you are now. And if you’re lucky they might just give you a break.

The wife is insistent were not going anywhere until our son graduates HS in 2025.

I'm hoping to stay at current rent until the end of this summer and hope we find something else. As it is, they're asking us to leave before the end of the school year, which would be awful.

Would be great if the wife pulled in what's needed to cover the bump. She's insanely talented and should make more than me in her field (which pays more than mine). But she's been out of the work force for essential 15 years (consulting not withstanding) and not sure she'll even get offered anything, let alone at any kind of useful level. But we need to explore it more deeply.
my wife went back to work a few days a week about a year ago. Kid is now 16. She makes enough to cover the mortgage. I had no idea how much stress being the sole breadwinner was putting on me. I thank her all the time and remind her that shes paying the mortgage now and to get after it!

I absolutely do not want to interject myself into another person's marriage, but it's very challenging to read that your wife is insistent you stay while at the same time not pulling in any income. Making that sort of a demand requires the demander to pull some weight financially. Enough said. GLGB, you know I think you're terrific.
Yeah, hard to say but if she’s not making income, it’s not work or a job. I went through a similar decade+ period while my kids were young birth of first to kindergarten of youngest where it wasn’t exactly easy to talk about not working. That single income period was really tough on me as 3 kids and a wife ain’t cheap. The dot com bubble and financial crisis were really stressful. I don’t think it’s much to ask now about getting a job with the youngest at 11 and if you’re barely affording the place before the 50% increase.
 
So sorry you're going through this, GB. I'm in the same camp as many others - with the kids as the priority (rightfully so) and having gained more independence, she needs to find work. She's talented, which means she could do most anything. And creative, right? So a lot of different ways to use that skillset. Even if she has to "settle," (1) she can't leave you to carry the financial burden alone any longer, and (2) keeping the kids in their current routines is. the. priority. My bet is that she finds something unexpected, but surprisingly satisfying, and this becomes an exciting new chapter in the life of the Floppos.

When her nephews and nieces were younger and visiting us, they wanted nothing to do with our neighborhood(great) pizza spots. Wanted dominos or nothing. I think new, infinite choices scares most folk.
