Looks like Drifter is moving to Seattle! (1 Viewer)

Stay north of I-90 if you're not going to be in West Seattle, imo

That said, I haven't been to Columbia City for probably 5 years.

 
Columbia City is a good area, its a bit hit and miss. Its not for everyone, but I like it. One of my co-workers just sold his home there, I believe he sold it for over $400 sq ft for a lake view home. He was tired of a long commute to the eastside, and he has a couple of young children, so he wanted an area with better schools. And I guess he wanted a bigger mortgage.

 
Oh and don't buy a boat, unless you are really into boating. Be friends with people with boats or rent when you feel like going out. Its expensive to rent, but way cheaper, easier, and less time consuming than buying a boat.

Drifter, do you mind if I use this as my sounding board for all things Seattle so that I don't irritate the GMTAN?

What do you guys think of Columbia City? Seems in this thread four years ago it was "transitional" and to me it still seemed to be. We loved it, though--seemed like the most diverse place (by far) we saw in Seattle. Had a vibe that we felt immediately comfortable with.
awful, crime-ridden place. I have clients there. wouldn't want to be there for 10 minutes

 
Oh and don't buy a boat, unless you are really into boating. Be friends with people with boats or rent when you feel like going out. Its expensive to rent, but way cheaper, easier, and less time consuming than buying a boat.

Right now places that I had on my "favorites" in Ballard, Queen Anne, etc. are flying off the market within 1-5 days of being listed. Sooooo frustrating to have a realtor that is still unavailable for about two more weeks. I'd like to think as many places I like will come on the next two weeks as are going off the market. You really have to jump on these quick right now.

 
K4, my advice is to try to find a short-term rental to move to the area (maybe 6 months?), get used to things, and learn where you want to be long-term. That would make it much easier to search for a house to buy and determine exactly what area you want to settle in.

I don't mind moving again within city, but I'm really having trouble finding an appropriate rental. I did finally see a house listed over the weekend that was in a decent neighborhood (Phinney-Ridge), plenty big (2000 sq ft), and only $3100/month. It was a bit outdated and sad but looked workable. I'll keep looking. We have some problems with renting, though, including (1) four cats and (2) if I'm in an apartment/condo, I have to be on the top floor. I do plan to go see rentals while we're there next, in addition to the potential purchases. I've yet to find any apartment building that will accept more than two pets, and most house rentals say no pets at all.

just seems like it would be much easier/better to look for a home to buy when you are located there. I know people who were living in Seattle and looking for a home to buy and it took them a long time (years). Going to be really difficult from afar and on a short time schedule I think.

It definitely would be a better way to go about it if we can find something. It's going to be hard to find either a purchase or a rental from afar, and I really want this last trip to be the final house/rental-hunting one. Atlanta to Seattle is really freaking far--the flight out is 5-1/2 hours, so we just lose so much time going back and forth.

At least 2 BR

At least 1.75 BA

Strong preference for at least 1200 sq ft but might be willing to work with slightly less if otherwise fantastic

Must accept (preferably four) cats

Some sort of outdoor space--a deck or yard or even a balcony

If an apt/condo, must be on top floor

Not too far, not suburban, basically the neighborhoods we've discussed. For a rental I can be more flexible on this.

Man, I love Seattle. My brother and his wife moved out there from the Midwest almost on a whim with no promised employment and without really knowing anyone. They are doing awesome out there now as he worked his way up to Corporate Counsel of a big company and I just look for any reason to be able to get out there with my family for a visit. I wish airfare was cheaper. :kicksrock: They live in Issaquah up on the plateau as they are raising a family but there are so many awesome areas and nooks there.

Anyway, sorry as I know this adds nothing at all to the conversation, but I just had to voice my appreciation for a great city. Good luck out there! :thumbup:

I think it's likely to be dated/a bit shabby. However, the guy might just be looking to cover his nut until summer since he puts it up for vacation rental. A 6 month lease (or 3 mo with month to month) might be feasible.

Absolutely! You guys are welcome to a pair of my tickets or if you want to all go together, we can roll down together and party it up. It's really a gorgeous campus, especially in the fall when the leaves change (as is probably true of any campus with trees :bag: ).

GM sold all his tickets when I was in town. Something about a newborn baby and other nonsense.
Sold almost all of them this year too. No real reason other than I needed the money. (and needed NOT to spend the money going down there and drinking the town dry). :bag:

Speaking of fishing, the last time I fished, or really I watched Mr. krista fish, it was in Zambia fishing for this. Needless to say, we weren't very successful.

Also speaking of fish, any word from your friend with a possible rental in Queen Anne?
I found out he has walking pneumonia, but didn't get any information on the house because the conversation went sideways as I tried to escape his presence as quickly as possible.

 
When we visited last time, we vetoed Leschi when we drove by a couple of houses there, on the basis of being too sleepy. Any thoughts on this? Just saw another good house come on the market there, close to the lake, and am wondering if I should rethink.

Leschi is OK but you're right it is pretty sleepy. If you're down on the water it can be pretty hard to get in an out of too. A lot of people that live in Leschi would only consider the neighborhoods going down to, or on the water as Leschi or 'Lower Leschi' if they had to acknowledge that Leschi also includes the neighborhoods on the hill, or 'upper Leschi'.

I think I saw earlier you mentioned Columbia City - I prefer the vibe of that neighborhood to Leschi. it seems to embrace it's cultural diversity a little more than Leschi.

I'd suspect Judkins refers to either Judkins park area - which is just on the outskirts of 'upper Leschi' or somewhere on Judkins St. - which does actually run through Leschi. Judkins Park can get kind of sketchy on hot summer days and nights.

The reason I later said "don't worry about it" is that we might be making an offer on a house in West Seattle sight unseen. :bag: The good news is that it's really reasonable, comparably, and that we can get out of it on inspection if need be.

I have 3 bathrooms that total 2.25. one that is full, one that is .75 and one that is .50.

Wow, if it were me, I wouldn't buy a house without seeing it. But that's just me.

I don't know what you want in a house and in a neighborhood but Leschi is also hit and miss. I used to know the (now ex-) wife of a Pearl Jam member and went to their house in Leschi (that was 100% a look at me) a few times. The area was nice, but some of Leschi can be not so good in parts. I liked it, but so much depends on what you want in an area and what fits your lifestyle and how close you want to live to where you will be working.

I'll be working from home so there is no commute.

I wouldn't be "buying" sight unseen but perhaps entering into a contract, with outs. We have a trip scheduled for 1-24 so would see it then.

As it turns out, my incredibly thorough review of hundreds (not kidding...at least 2000) houses in Seattle made my instincts right. I contacted my (out-of-town-dammit) realtor and he looked into it. Turns out it's an estate sale and they are taking in all offers and reviewing in one week. He says that there will be "significant competition" for the house. I could tell it was priced really low, and this confirms it. Will just be a question of whether we can do something aggressive enough for them to forgo getting to 1-22. Doubt it, but we'll see. On a price per sq ft basis it is at least $80K below where it should be, and it is NOT in disrepair or un-updated. Basically some kids/family trying to get a quick and good sale.

Pardon me while I bump in here for some unsolicited opinions...

I own a home about 1 mile from the one at Greenlake. That location is pretty convenient you can be downtown in about 10 minutes, to Ballard / Freemont in about 10 minutes to the East Side in about 20 minutes, and to Greenlake in about 1 minute. Greenlake is great in the summer and a really nice / walk jog area. From that place you are walking distance to some small shopping areas, quite a few bars and restaurants, and a Whole Foods.

That street the house is on is really busy though not sure if that is a concern.

West Seattle would be a great place to live if you don't have to commute to often.

Enjoy Seattle, great place to live.

We don't mind "busy" at all; if we were buying it would be a concern though just in terms of resale.

As I won't have a commute (and Mr. krista's would be dependent upon a lot of things), West Seattle keeps looking better and better...
