Lived there for years (am about an 1hr away now) and haven’t rented in forever so not much help on sites but as far as areas to avoid there really isn’t. It’s a very nice community and area of North SD.
i lived in PB for a few years. it won't be cheap. stay as close to the beach as possible. also not cheap. inland gets ghetto quick. boy or girl? if it's a boy, inland won't matter much. i like oceanside, lotta marines though.

I lived in Oceanside right.on.the.strand for three years in the 90s. I can't speak for how things are now but then it was the only beach community I know that got progressively safer inland. Animal Kingdom is filmed there and brings back memories. Inland is the suburbs. The beach area is/was high crime but I loved living there.
@dancerthere really isn't areas to avoid, as mentioned, but price can be very steep. 5th wealthiest city in CA and top 20 in the US. If it was my kid, with my budget I would be looking for a bedroom to rent in old Carlsbad. Awesome place to live, walking distance to the beach. Not cheap, but not as pricey as anything else near the beach. Option 2 would be the area south of 78 and east of the 5 on the border with Oceanside near the mall. Lots of basic apartments and condos in that area; lots of students too.
