Buying a house without a REAL-tor (1 Viewer)

Wife and I have found a spot we like. Came on the market Sunday, already showing like crazy. I have not called my selling realtor to advise us on buying. I think the 3% savings may tilt in our favor if the sellers are considering multiple offers (which is likely a given). I also have other contingencies (like selling my own house) that present some friction so every edge helps.

Is this hard to do? For example, constructing an offer. I assume there are templates online or I can use a prior contract (made an offer on another place in May). Any input?

 
The selling your own house contingency is likely to be a major obstacle in this hot market, especially with multiple offers.

 
So including my agent may be worthwhile?
Or contact their agent. If you want it, and think there will be a bidding, they would give you the best chance to at least match the high bid.
The Seller's Agent would love to get a hogger (buy AND sell commission), but in all likelihood he/she will cut the seller a break on their commission. Thus the SA makes a bit larger commission overall but the sellers also save some commission expense; win/win. I think contacting the SA could help you immensely, contingencies not withstanding. Agree but there can be savings to the buyer. I have used the selling agent twice when buying a home.

Put in a lower offer and got them to cut in half the buyers agent portion. Seller got the same money and I paid less while the agent got 50% more than they planned.

And even though they are supposed to be impartial, the second time I did it I am sure she was acting on my behalf to make the deal go through so she would get the extra bump in commission.

I demanded a reduction after some things that were uncovered during inspection and got the price dropped another $5000.

Are you saying a realtor wouldnt made a later agreement to cut their commission to 4% if the buyer is not represented?? I will just say that is, wrong.

 
Their realtor says we can use her broker and save some for her seller. I make enough to buy the hoise without contingencies which will probably be useful n

Many many brokers will not allow such a break.
Sounds incredibly stupid of them..................but so be it.

I have heard of numerous selling agents altering their cut to help a deal go through, especially when their cut is actually INCREASED with an unrepresented buyer.

its almost always in The listing agreement that if The agent acts as selling and buying agent The commission goes from 6 to 5%. The firm still gets +2%. i dont think agents add a lot from a negotiating stand point, but sometimes you just need that Go between in a negotiation. i like turning The agent into my gopher/admin. they can schedule and recommend an inspection, walk through, Etc. i think The contingency comes up alot. they can accept The contingency, but of course if a non contingent offer comes up, they can bump you or make you remove it. if you get a contract on yours, that helps.
