Rental property app recommendations (1 Viewer)

I'm researching different apps, and finding many options. In hopes of moving from spreadsheets to more efficiency. Any FBG's have any recommendations? No out of the ordinary needs, just looking for good place to keep data, communicate effectively, and transfer to accountant when need be. Looking for barebones, cheap options, as I don't need tenant screening, criminal history reports, etc
