Background: We bought our house in AZ about 4-5 years ago. When doing the inspection, there were visible termite tubules. The sellers weren't willing to do any fixes including the termites, but we loved the house more than anything BY FAR that we had looked at in months so we bought it.
The termites had not been a huge issue. We had someone come out within the next year and we got two price quotes:
1) Spraying around the house with a chemical to provide a barrier for termites that came with a year warranty. I think it was a couple hundred dollars.
2) Doing #1 + drilling down inside our house and spraying another chemical (I believe under the houses concrete slab) + spot treating the areas that showed tubules. This was 3-4x as expensive as #1.
We didn't have a ton of money between our wedding, moving, and just starting jobs so we went with #1. We used the warranty twice since the initial spray, but let the warranty lapse due to not having recent issues.
At the end of termite season last year, I noticed some another tubule pop up in our house. We had an inspection where that was the only tubule they found. We waited it out, but noticed another possible tubule in a different area just recently so we had terminix come out last week. We're not 100% sure if it is new or not. I could have possibly been missed due to being small.
Terminix tried to hard sell us on a 3rd type of "solution"-sentricon baiting. Pylons with a bait is brought by the termites to the nest killing the colony over time from our understanding. This costs a fair amount more than the previous two older quotes but was stated that it should be a permanent solution...as long as we re-new the baiting stations every year. Even with out re-newing though, they state it is by far the best of the 3 options.
$1,650 the first year and $210 every new year to rebait.
Arizona sucks for termites and most houses are said to have them or will have them. Anyone with experience or expertise with this? This crap is expensive.
Side note: We plan on living here anywhere from 6 more months to 5ish more years.
