Stupid Lance Armstrong wannabees all over it though... I try and avoid driving on it on nice days for that reason. There is a freaking beautiful paved bike trail parrallel to it, but no, people feel the need to squeeze their belly into a tight Tour De France shirt and bike 7 mph in the road.

Actually, there's not a trail for a good chunk of it, which is why I do't touch that section of RCT. It makes no sense, but going southbound, the paved trail ends just south of the stables at Meadowbrook and doesn't start up until all the way down at Broad Branch Road. It makes no sense that one hasn't been put down. I only use the canal and CCT to get to up there.

I'm in a similar situation to Tobias. I rent in Georgetown and have a kid on the way in early March. We've dipped our toe in the Arlington market and its just depressing how little $750K can get you. I'd love to stay in the city, but I'd need to find a place that was reasonable where I could keep a car (haven't had one is six years). In any case, I need to get out by the time Scrappygang is crawling as my place is seemingly nothing but stairs and lead paint.

I've lived in Ashburn and Woodbridge before I did the law school thing. I hated it. I enjoy the city a lot more. But I doubt I could convince my wife to take a chance on a still developing neighborhood like the Atlas District.

How many kids do you have/are you planning on having? I LOVE Petworth, it's my favorite place I've ever lived by far. We bought a 3 BR renovation job for under $700 just last year that was zoned for Powell ES, which is a great elementary school. Parking is never a problem, commute is easy, and it has all the other good stuff that comes with being in the city. If it wasn't for the third kid I'd never leave. I even proposed that my wife and I move to the basement unit so we could stay for a decade or so. She was not enthused.

Is your situation one where you could buy an older house at a bargin price and then rehab it. If so, I might have something for you.

We probably wouldn't have the time or energy with all the little ones scampering about, but I'd love to hear about it anyway.

There is a 1950s cape on my street. Before I moved here, a lady bought the house and promptly died. Her son and his family moved in. Not exactly sure how long they were there, but about 2 years after I moved in we find out that they never took ownership... the dead mom defaulted on her mortgage obviously and eventually the bank took over. That family left, and its been sitting as foreclosure @ just $280K for about a year now. It needs a complete rehab... the son never put any work or care into it and it shows. I believe it was built in 1950. If someone bought it and put somewhere between 200 to 300K into rehabbing it, they'd have a beautiful house that would probably be worth somewhere in the high 700s for under 600K all in. The elementary school is great, my 6 year old goes there now and its been fantastic. Less sure about the middle school, and the highschool is part of the downcounty consortium, so they can choose from 4 different schools. Some are not the best, but some also are pretty solid and have things like the IB program or are arts focused, etc. From the house you can walk pretty easily to Kensington or to Garret Park or down to Rock Creek Park itself. We do it a ton when its nice out. Its a 2 minute drive to the Kensington MARC station or the Garret Park MARC station... both have free parking fyi. Closest metro is Grosvenor, 5-6 minute drive or a lengthy walk. Decently close to both 270 and 495... you can get to them in about 5 to 8 minutes usually.

Point of Rocks and Brunswick are quaint for a day trip, but I don't know anything about what the locals are like. I love riding my bike up there. TOns of history and gorgeous surroundings. Then again, I'm always happy to drive back home to inside the beltway.

I spent a summer living in Brunswick, and that was more than enough for me. I enjoyed biking on the weekends to Harpers Ferry, etc., but the town was pretty lifeless. But I was a single, 20-something law school student at the time, and the population of the town trended older, so my view of it might be different now.

Most likely, my NGO will be moving from a nice 18th and K location to Crystal City, Va in September. I live in Rockville, and drive in each day. Now I'm looking at having to go on to Crystal City, and I ain't enthused about it. Don't suggest Metro, I'm not getting on that POC ever again to commute....

Lol, really? Didn't know that. I used to live by it down off Nebraska Ave, and now I'm near where it terminates on the north end in Kensington. I always assumed the bike path went the whole distance.

I live in Lovettsville amd only goto Brunswick to drive through it or take-out. the schools are bad so I would look elsewhere if you have a family. they are building a nice new development of homes though

Actually, my commute will be pretty much as it currently is, down Clara Barton Pkwy and Canal Road to the Whitehurst, then over to Memorial Bridge and Rt110 into Crystal City. Mostly in Maryland except at the end. At least that's the plan. I'm used to the 495/270 stuff, so that's no different.

There is good direct bus service from Loudoun to DC. Like Loudoun (esp. Leesburg) lots. Leesburg has some very similarly built subdivisions, but closer to the town there are some more unique places.

Agree with others about the Kennsington area. I've never lived there, but it seems to meet the criteria. Farther away, I think Gaithersburg has a decent downtown area and some unique (older) homes. Washington Grove would definitely be unique. Closer in, I'd think you might be able to find something in Silver Spring or Takoma Park.

The 4 BR part really makes this tough. Places like Silver Spring and Takoma Park are similar distance to downtown as Ballston or East Falls Church. And prices in those VA neighborhoods are insane. Maybe something in Bluemont, Westover, or Cherrydale areas of Arlington could be available close to that price, but I doubt it. 3 BRs would be more doable in those neighborhoods.

I'm sure you know this, but search for 3+ bedrooms and you'll get some hits for homes that have a 4th BR in the basement and are listed as 3 BR.

Something near Old Town Fairfax might work and would be much cheaper than Arlington. Look to the west of Falls Church, but east of 495. There are some older neighborhoods, for example between 29 and 50. Nothing great to walk to, though (unless you are on the eastern end closer to downtown Falls Church).

I'd say the towns of Clifton and Occoquan are unique. They'd require drives to a VRE station and I'd guess total commute time would be slightly over one hour. But, both have quaint downtowns. Clifton is surrounded by more rural homes on acres of land and Occoquan is surrounded by...Woodbridge.

Since you looking ahead a couple years, Silver Line phase 2 should be open around then. Herndon has an old town area with some nice homes within walking distance and would be a short drive to a Metro station. But, that commute would almost certainly be over an hour.

Going even farther, Old Town Manassas has some nice homes within walking distance of the downtown and the VRE/Amtrak station. The train ride itself is about one hour from Manassas to L'Enfant, so total commute would obviously be over an hour when you include walking and waiting. Also, I think that area has a low rated high school.

Yeah Natl Harbor is out of the way from what you plan to do. How about AirBnB around a metro stop?

National Harbor is not a place I would want to stay, but I think there are water taxis to and from a dock just south of the Lincoln and/or Georgetown.

The water taxis would be expensive. Would be better to just spend extra on a more convenient hotel. I think they have bus routes to the Green Line, but that would be a pain to deal with on a vacation.

Appreciate these, especially the Virginia ideas. I don't know nearly as much about stuff in that direction and want to take a look there too. Especially since we're gonna stay put for the next 20 years, which brings the UVa consideration into the mix.

We've also tried thinking outside the box and have checked out places that have some outdoorsy appeal like the Western Shore south of Annapolis (Deale and thereabouts) or Frederick. But Deale is just a little too far from my folks, and Frederick is just a bit too long a commute for me to Cap South. Any similar out of the box ideas that work just slightly better geographically?

Late to the game here and it seems like you've crossed the area off already, but I'm from Deale If the South County area comes into play again, hit me up with specific questions.

You can get to Largo in 20-30 minutes from Deale. Commute to Rockville is an hour at non-peak times (peak times, leave the day before). You can also get the house you're looking for in your price range (unless you're looking on the water or at a mansion). There's very little "funk" there, though, and you'd be driving most everywhere for shopping, etc... Schools are good-to-very-good.

If you're looking out 66, Old Manassas is pretty neat. Lots of stuff in walking distance (bars, eateries, shopping, a MASSIVE farmer's market). The houses are older, but many are good-sized. Don't know pricing or how the schools are.

Yeah I'd have to investigate the schools thing, and the distance from my folks (and Verizon Center and Nats Park!) is a concern. It's certainly appealing though, and because the VRE trains apparently stop at L'Enfant it would save me a bunch of time and effort as compared to coming in to Union Station.

Kornheiser is basically the Junkies for grown ups -- minus porn and plus politics.

Grant and Danny are sort of the replacement level of DC Sports Talk Radio IMO.

BM & Doc are pretty bad (apparently there's a "school marm to the Redskins" clause in their contract -- it gets old).

Chad Dukes is a smart guy, but comes across like a complete ####### and there are lots of times it's basically amateur hour. He and Lavar were worse even though Arrington would come out of nowhere with something genuinely wise and interesting often enough that you had to scratch your head.

The Steve Czaban Show podcast from Yahoo! Sports Radio is perhaps my favorite sports' podcast, but I've never listened to The Drive with Czabe & Cooley. Does anybody have a strong preference between the two shows?

Is Czaban the guy who does a baseball show on weekend mornings? There's one (and only one) guy I've heard on sports talk radio around here who seems level-headed and reasonable. I think that's him. Everyone else is 95% Redskins and their analysis of any other sport is First Take level stupid.

I think you are talking about Al Galdi who sits in with Czabe and Cooley in the afternoons.

Should have included him. He's a plus for the show too. Seems to know a lot about advanced statistics, cap issues and the like (which should be a requirement for any sports talk show in 2015).

I am a huge Kornheiser fan. Don't know if that is due being attached to him from reading him when I got here in the late 80s, his guests (went to HS with Bob Ryan's son) or just that I think his show is something like the FFA. It is random, funny, and covers a huge amount of topics including sports.

I am a huge Kornheiser fan. Hmm...been wrestling the last couple days over whether to do a Vail trip this year. Might be able to satisfy the jones locally if Snowshoe catches a good one.

Chad Dukes is a smart guy, but comes across like a complete ####### and there are lots of times it's basically amateur hour. He and Lavar were worse even though Arrington would come out of nowhere with something genuinely wise and interesting often enough that you had to scratch your head.

Chad Dukes is what I imagine Don Geronimo would have been like had he done a show mostly about sports.

And, yes, every once in a while, Lavar would start talking about something and it would be a really interesting take. But, he just goes on and on and on and on. It takes him a full minute to ask a simple question. Painful.

Chad Dukes is the evening drive guy on 106.7? Awful. Cooley and TK are the only ones I can stomach. Caught bits of the Smoot show during the season and didn't hate it. But by and large, outside of NPR I find talk radio unlistenable.

Being home by myself all day M-F (Mr. Mom) I need something in the background to get rid of the silence. Music is ok, but talk radio is more like conversations. After being semi-involved in politics for years out of college, it kinda drives me nuts, so I fall on Sports.

Don and Mike had a really big influence on Chad and you can hear it almost everytime he talks.Dukes comes across to me as the guy who wants to be cool but really is an ####### and the one time I did meet him(he came into a local bar here)he started off being okay to talk to and then turned into a raging #######.

I didn't mind Big O and Dukes on WJFK in small doses but once the station flipped to sports talk I was done with taking him seriously about anything.He is good for rants and an occasional funny story but that's it.

Lavar is terrible at radio no matter what content he brings.I got the feeling they wanted someone to put with Dukes as a name in the area to talk Redskins because he really knows very little about any other sport to even make me want to listen which is a HUGE problem with most of the area broadcasters.Junkies are a fine example of that,they are almost just a gossip,attempt to be funny and still throw in the same old shtick from 15 years ago with little to no knowledge of any sport.

I loved listening to Don and Mike. Did lots of driving around town in the 80s/90s and was able to listen to them when I was driving back after dropping people off (like Dulles). They put on a great show.

I remember hearing the Sports Junkies for the first time on the weekends at least 15 years ago and they did a segment called Bother the Pro where they would call hotels where teams were staying and try to get an interivew or just see who they could find that would talk to them.I think they had to drop the bit because the station nixed it because of the threat of bring sued.

Once they got the morning drive slot(after Stern went satelite)Dukes came on as an intern.
