Moving to Dallas Texas - Free Advice Welcome! (1 Viewer)

My wife and oldest daughter are coming with me to Dallas this week, flying in Tuesday evening and staying through Saturday afternoon.

I'm working all day Wednesday but they'll be house hunting with the realtor starting around noon. After that, we'll be house hunting Thursday through Saturday. When we're not with the realtor, any suggestions what we might want to check out while we're there?
Plano west high school.

Pearce high school.

Because odds are you'll end up at one of those two. I'd get a tour of both.

I'd also go to heb central market at coit and the bush. It might change your center of gravity. Trust me on this.

That's the mini one. For the Preston Hollow types.

Dirk lives about 800 yards from there just so you know.

The one you want is on Coit, that is assuming you aren't trying to get in PH. You said you were looking in the Plano area, primarily.

Address: 320 Coit Rd, Plano, TX 75075

Gotcha. Thanks!

first two decisions i would make:

1. How long am i willing to spend on my daily commute?

2. How good do i want the public schools to be?
Good questions. No more than 30 minutes and excellent.
depending on how far west your job may move in the future, you could consider Southlake/Keller area (where i live now). I wouldn't drive it daily to LBJ/DNT (though i have neighbors to make those type of commutes), but i'd consider a commute to Coppell/Las Colinas.

Grapevine/Coppell would likely work for you, in any event.

Others have already commented on the north suburbs (frisco, plano, etc).

p.s. example of one for sale at 450k in my neighborhood
Hey Oso, my family might be falling in love with Keller here. I'd be rolling the dice since it's not a 100% guarantee that work is sliding westward.

What is the rush hour commute time to the LBJ and Dallas N tollway location? Would you mind checking with the neighbors? People who live in Keller are telling me 30-45min's which I know can't be right. Frisco based realtor is telling me an hour and a half which I also don't believe. Any help would be appreciated.

My start time is flexible. Later than 9:00 would be problemmatic but earlier is doable.

TIA!

Thumbs up to Just Dogs. We all got dipped Italian Beefs and we were all happy. Not as good as Portillo's or Buona but esp. with peppers they were just like back home.

They also have Maxwell St. Polish and pork chops (15 minutes to cook those so call in advance) and Vienna beef hot dogs. No beef/sausage combo sandwiches yet because they're still looking for a decent local Italian sausage distributor. But they are looking.

Highly recommend.

What is the rush hour commute time [from Keller] to the LBJ and Dallas N tollway location?
i'll see what i can find out, but just from checking google maps, it is about 26 miles from my house to LBJ/DNT, and right now (1030am) that drive would take 37 minutes (almost no traffic issues). I could see it easily taking an hour during rush hour.

There's been a lot of construction on LBJ between Stemmons (I35E) and DNT. Not sure when that wraps up, but it is a major cause of slowdowns.

The real construction hasn't really even started yet.

I'm not going to be much help for Keller area. If you swing more towards NODAL then feel free to shoot me a PM.

For sure shoot bogart a pm if you are leaning that way. He should have insights on the area for sure, not that there aren't necessarily others here that do as well.

You will find that everyone in any DFW suburb will claim a 30-45 minute commute. It doesn't matter if they moved twenty miles further north... they somehow added only 5 minutes to their daily commute. #magic

I am finding that, you're right.

I drove the Keller - Galleria drive on Friday night with no traffic at all and it took me about 40 minutes. The construction really isn't too bad except very close to the office, which will be true regardless of where I come from other than Frisco-Plano area I think.

We love the Keller area but I do think it's just a little far. Thanks for the info., Culdy and Oso. I'll pm Bogart and Oso I appreciate whatever info you can glean from the neighbors.

The other area we're looking hard at is Highland Village/Flower Mound/Lewisville area. Commute will obviously be better from there of course.

I loved Keller as a community/neighborhood, but it is a horrible spot regarding commuting. It's too far West with limited ways in and out. If you are needing to get to the Galleria area in Dallas, I would recommend Flower Mound/Lewisville over Keller.

EDIT: While I never did Keller-Dallas, afternoon drives from South Arlington to Keller would go 90 mins at times.

If It's 40 minutes with no traffic and you are having to go east/west in the metroplex then you double that for traffic. East/West is the direction you don't want to be travelling during rush hour.

Highland Park is a decent area with great schools and a central location. The work commute may be a pain but seems like a good place to raise a family.

His budget is 450kish. HPUP minimum is 850k and that's for a house that needs work. Need 1250k to play there imo.

Slight hint of sarcasm in my previous post. Maybe some SMU apartments for rent until he becomes a real FBG?

It's pretty funny that you got to see probably the best weather day in september, ever. while you were here.

I was in Dallas one time, for an outdoor wedding in the summer

the underwear i was wearing went right in the trash, far too sweat soaked to worry about cleaning. I left a big tip for the poor hotel staff that had to throw that away

Hey, we also got a 108 degree day and even a night when it dipped down into the low 60s and threatened thunderstorms :)

I'm not too worried about weather tbh. Coming from Chicago we run the gamut. Let me put it this way, 108 last week in Dallas didn't feel nearly as uncomfortable as 85 and high humidity felt a couple weeks ago in Chicago.

What ignoramus has an outdoor wedding in Dallas in the summer? I doubt I'd have bothered.

I lived in one of these town the last 13 years (4 at college, but home on all the breaks and summers).

Flower Mound especially is a very good place to raise kids. Highland Village area has lots of shopping. Lewisville has the most income diversity, but al the worst schools of the three.

Feel free to PM with any specific questions. I commuted into Addison during summers, which wasn't bad, but I also left each morning prior to rush hour which at least halved the time to get there.

Plano west high school.

Pearce high school.

Because odds are you'll end up at one of those two. I'd get a tour of both.

I'd also go to heb central market at coit and the bush. It might change your center of gravity. Trust me on this.
Not bad. Kind of on the small side.

lol

What's your lean right now? Still Keller?

I use to live in Texas, the five most important things you need to know.

1. You need guns, Texas has the highest gun ownership rate in the nation, don't stop at one, get two or three, the bigger the better so you can impress your neighbors

2. Buy a big truck, not a whippy one, but a 3/4 ton with a v-10 gas motor, the bigger the tires the the better

3. Make sure you house has a big garage, this is where you have your washer and dryer, no basements so your garage is your junk and laundry room

4. Buy a big freezer and fill it up with steaks, Texas is not for lettuce lovers

5. Purchase some nice furs for the cool days, Texans all have furs

In summary, Texas was made with guns, steaks, furs and trucks, your one lucky guy to be moving their

Too far away.

Plano or Flower Mound/Highland Village. Outside chance that Murphy gets back in the discussion. Frisco is out due to not having JRotc.

And the winner is...Richardson!

Shopped on Friday and Saturday, offered on Sunday, negotiated on Monday and came to terms just before the plane took off for home.

Looking forward to complaining about traffic (joke's on them since I'm coming from Chicago - what traffic? ;) ) and drinking bottled water.

Thanks everyone for all the help in this thread - your advice was invaluable!

A few years ago I went to this bar in Richardson with some typical Dallas #######s that I know. They got into a fight with the locals after someone spilled beer on the competition foosball table and then told the security guard that our group was above talking to the hired help and that the owner needed to be called. At that point, there were three of us that hadn't been kicked out of the bar and a tab of several hundred dollars left open so I excused myself to the back door and ran like hell for the exit. Haven't seen most of those guys since.

In conclusion, it's always seemed like a nice little town.

It where the turnpike meets 75 area.

Sounds like you'll beat me there. We close on the 15th. Sounds like maybe a Dallas cornhole is a possibility in the future though.
