Could anyone give me a primer about buying an apartment/townhouse in NYC?  I'm a seasoned RE investor in Ohio, but NYC seems like its full of landmines.

as an investment/rental prop, yes?

for rentals, no co-ops... strict rules about rentals. so only go condo. 

location, location, location.

what kind of landmines are you anticipating?

Heading back to NY for the holidays for the first time since we left in June. Have only worn a mask one time for a doctor's appointment since then. Gonna suck having to carry one everywhere again. 

If you get checked for vaccination proof, are photos always accepted or do I need to carry a physical card?

 
Yes, investment.  Preferably STR, as we would like to be able to use it a few times a year.  


So you would airbnb it or something like that?  I woudl think it would be a giant hassle to be a property manager of something like that in NYC and be in the mid-west.  Finding good people to manage an issues would seem hard.  While my house in NYC is purely a home I have done the short term rental thing a few times on my place on the Jersey shore and there always seems to be something that comes up but being like an hour and half away always made it easier.  Couldn't imagine it being a flight away unless you hired a full time management company to run it.

I use the Excelisor Pass app for NY state residents which is super easy.  Though you might need to have your shots in NY for it to work.  Don't think they are allowed to accept a photo but believe some places accept it.  There is aso NYC Covid Safe app which I am pretty sure can work for non-residents.

you need to show something...not sure about photo. while I imagine that should work (and I feel like I used it at the beginning of this), you should double check. sign up for the nys excelsior pass app for your phone... very convenient in an inconvenient world.

Agree, school spread is happening and feels a bit like last winter on number of cases being reported in my kids' schools. 

Either way my kids are fully vaccinated at this point, my wife and I have boosters and all grandparents, etc. also have boosters.  I don't mind the mask wearing as I don't really find it an inconvenience but honestly I have done everything I can to mitigate risks to myself and family and so I have clearly moved on a bit from prior caution.  I am trying to get my wife to as well as not sure what else we can do at this point.  This thing is not going away so we have to live with it.

The kids getting vaccinated was the game changer for my wife.  We are both now boosted so we are getting out more.

floppinha just got her second dose. wife and I are scheduled for boosters.

I do notice more non-mask wearing indoors lately- subways especially. I had a drunk tourist sitting across from us over the weekend yelling/talking/laughing with her millennial daughter (getting around by MTA on the weekend SUCKS) and trying to be friendly in her drunken state start to talk to us... she wasn't wearing a mask. I asked her to put her mask on if she wanted to talk to us- nicely, I think. she got huffy, and didn't put on her mask and made a scene as she exited the train. 

but I've also noticed myself becoming too lax with masks indoors. I have regular site meetings where none of us have been wearing them- big open indoor space, but sitting around a table most of the time. we're all vaxed, but I still should be wearing the mask.

 
we just went and got a rapid test at a Quest site/tent at Tomkins Park- my mom's flying in today, and would suck for one of us to be sick and make it so we can't see her. would suck worse not knowing, and then getting my mom sick.

but at Tompkins- a handful of tents set up in the park, with people sleeping/living in them. I haven't seen that since the 90s.

 
My son's NYC private school just pulled plug on school and decided to start Christmas break tomorrow.  Only means two extra days of vacation since his break started on 20th anyway but they were getting a lot of positive covid tests and close contact notifications.

my son's private school has had a bunch of positive cases, including a couple of his friends and families. school has stayed open with same rules in place- he had to get tested right away, but otherwise its still masks and everybody vaccinated.

we just saw his jazz band perform last night in person at school- all the kids had masks on on stage (including the horns, who had special masks with flaps for the horns) and all visitors had to show excelsior and wear masks. he was in the musical a couple weeks ago- the school almost had them wear masks on stage (which would have been awful- wouldn't see their faces acting or hear them singing), but relented and closed the first three rows of seats instead.

just insane this is our new normal.

He is at Poly Prep and honestly the entire result is not surprising when you read about what happened at Cornell.

tennis playing floppinha is applying to poly for 6th grade. crazy far for us, but could be a good fit for her (if she gets in and they give us a ton of FA). how do you and son like it?

I have no idea what happened at Cornell unless it's drinking related.

He likes it and the campus is insane (including the sports facilities).  It looks and feels like a Northeast liberal arts college but with better sports facilites.  The tennis courts look awesome.  

He is currently in 6th grade so only been there half a year so far and he has seemed to adjust well.  A bit of adjustment period given he is new at the school.  If you have any questions when you get farther along in the process feel free to send me a PM.

ETA - they also have a great busing system.  Bus ride for my kid isn't so bad but there are definately kids from lower east side that take bus in.  

On the cornell news, they had 900 cases in a week and they have a very high vaccination rate and all classes with masks, etc.

I honestly don't know how you guys do this school business.  Our inability to do the school hustle is why we had to move north.  Props to you and @Redwes25 for figuring it out. Your kids are going to get some great edumacations.

tbh... and we love our public school, PS 11... but since covid the quality has fallen off a cliff (compared to what floppinho got there prior to covid). combined with middle schools being entirely lottery based... way too many uncertainties. lots of great middle schools, but a bunch not so great- and now there's no way to know which one you're going to.

I'm already strapped, even having to pay next to nothing for Floppinho's HS. another next to nothing tuition- provided she even gets in- will be really hard for me (already trying to figure out a side hustle). and that's if she even gets in anywhere- which, given almost every public school parent we know is applying to privates- isn't likely. the wife is already talking about homeschooling.

We are super happy with the Beacon schools. 1st and 4th grade, 15 and 17 kids per class, great teachers and technology. But when we get to middle school 4 elementary schools converge and it won’t be as good I don’t think. But for where we were in life with the kids and their needs I couldn’t be happier if I was paying. And I was paying in Brooklyn and this is way better.

And not only the school aspect, just having kids in NYC seems like a monumental challenge.  Congrats to all of you!

 
Trip cancelled. Daughter and fiancée were with another couple most of Monday. They just tested positive. Spiking everywhere. And not comfortable with Pfizer vs Omicron.  Would put Christmas Eve in jeopardy with extended family when we get back. So will wait. Sucks.

Your daughter tested positive, or her friends? It's definitely spiking in my circles, so it makes sense. And my mom just got off the plane from CA a couple hours ago :bitingnails:

Definitely spiking. People are testing positive, at my joint we've had three in the last week 

@jamny at many places, a photo of the card is enough, along with ID.

6 or 7 Broadway shows are cancelled from cast testing positive. Def monitor.

11 is a terrific school

daughter had an awesome 6 years around the corner at the hippie school (PS 3), she’s in her last year at Lab (Chelsea) now. won’t find out for a few months but probably end up at LaGuardia. she’s in her 11th year of ballet, 6th year of preprofessional. last 21 months have been remote on the portal which obvs is suboptimal for the troupe (4x a week.) it is what it is.

she has friends who have moved up to Beacon & she loves to visit. I asked her last year if she’d like to move there or maybe Maplewood. “you mean leave the city? this is where I dance, I’d spend all day on trains.” Michigan and LI are always a welcome respite but Manhattan is all she has ever known.

I had it last year and thankfully my case was mild. But NGL I’m a bit terrified about getting it again. I volunteered at a food bank every Saturday for 18 months but stopped early fall. 99% sure that’s where I contracted it last year.

I’m vaxxed & had the booster but this variant seems quite different wrt transmissibility. Where I live now (south side of Brooklyn) all the locals go without masks in stores & picking up takeout all the time. Like they think if they just act like they’re over it everything will be fine.

They also all ride their bikes on the sidewalk. Dafuq is that?

Took me 22 years but I finally made the trek to see the Christmas lights in Dyker Heights (it’s a much shorter trek now.) Don’t think I’ll repeat it but it was amusing. Pretty crowded, I bet the weekends are really bonkers.

So over the top. Some were quite well done and tasteful (many use professional lighting firms who design & install), and some of them were like…I don’t even know where to start. Disconnected from the season might be apt. Wonder if you get shamed if your house doesn’t partake. BTW had no idea that neighborhood had so many mansions.

80th - 84th St and 10th-14th Ave if you’re so inclined.. It is kind of cool if you can go midweek. We went to Tony’s Pizza (77th & 13th) which was amazing according to my very discerning teenager.

I think the Hamilton tickets got refunded the first night... and I assume the rest of the run that's shut down. I'm making the same assumption about your shows.

yeah- definitely more Staten Island in Covid temperament from what I've seen. I think the numbers back that up. I've been seeing a lot more bikes on sidewalks lately- but that goes towards the quality of life/broken-windows stuff that police have bailed on since BLM I mentioned. at least in my hood it's mostly delivery guys, not regular folk out on bike (but I guess even worse, because it's dudes on electric bikes going fast...####ers).

PS 11 principal had a zoom today with parents. said that the DOE clearinghouse for covid- where the schools call to report covid cases within their own school- said that they'd been averaging around 200 cases a day. On Tuesday, literally overnight, it jumped to 1,000.

we’re actually in the Madison section (micro neighborhood surrounded by SB) and it’s actually named for the HS.

yeah there are an interesting collection of bold face names from just about every Brooklyn ‘hood, right? Vince Lombardi, Larry David, Buddy Rich, et al. from around here.

love the community here & our church. never imagined I’d end up here but have wonderful friends (other couples witting walking distance) & it’s been nothing but good vibes 

 
I've mentioned my son is in Juilliard pre-college program. We saw his percussion recital last weekend- just the percussionist (about 12) and their families in a small performance space. Easy to distance, vax card and mask required... no problems.

he's in the symphony, which is performing tonight in the main space. I've been waiting for the other covid shoe to drop on it... but as of now it looks like it's on. Might be the last thing we do for a while.

 
Woke up? and had the weirdest dream that Bill diBlasio was talking about Punk Rock on NY1. The least punk mofo on the planet.

she's the best. I have two friends who live in her Rockaway Beach neighborhood, one a screenwriter and the other a painter. they have both mentioned seeing her at the corner bagel, or on the boardwalk, or supporting artists who work out of Fort Tilden. like just randomly showing up at a gallery bc she heard about artists based in Rockaway who were having their first show. she's lived out there in a modest bungalow since Sandy, super low key and as friendly as an could be.

here's the kind of person she is....last year she read about a bookstore in Portland, OR that had been burglarized. several rare and first print books stolen. of course she doesn't know them from Adam. she sent them signed first editions of all her books, and then got a couple writer friends to do the same. 

you can trace 4 or 5 music movements back to their roots and they'll all bump into (or start at) Horses.

feels like late Mar-early Apr 2020 all over again, right? fiancé's octogenarian dad has it right now, as does a fellow vet friend who contracted it while in the hospital ER getting checked out bc of chest pains. thanks omicron!

I swear every family we know either has it or knows someone who has it.

It does feel that way.  Everyone I work with in NY seems to have it now.   The difference?  All of them were vaccinated and none are hospitalized.   Big contrast to April 2020 (when two of my closest friends in NY almost died from Covid).
