The Real Estate market is pretty interesting right now. Was looking at 1BR's in midtown west - 3 months free rent on a 15 month lease. So a $4k apartment has a net effective rent of $3200/mo. A buddy of mine just rented an alcove studio with a net effect of $2300 a month. Building is 4 years old, pretty nice building/amenities. What is the wacky formula they use to determine square footage? I could of sworn she said it was 720 s.f., when I added up the dimensions I get nothing bigger then 624 s.f. I know they take into account the hallways and elevators, just curious where they get the extra 100 s.f.
They include a pro rata share of the common areas in the unit (I know, stupid as can be, but this is how they justify it). Except some agents don't, they just compute it straight off the floorplan. Whatevs.It's impossible to compute, but you would have to know how much area is used for hallways, laundry, mechanicals, storage, et al. Everyone always complains it's unethical (pretty wacky if you ask me), but it is what it is.Where in HK? I'm at 50th & 8th.
