For all of you experienced house renters, do you generally rent from an owner/landlord or a company? What are some pros and cons of each? Any thoughts are appreciated!

So I have limited experience here. We're renting our home and also renting a house for the next 18 months for my wife to finish grad school.

We went through a prop management group for both. For renting ours it was a no brainer - 10% off the top but they handle everything and I don't have to keep driving home (about 2 hours). For renting, they come and fix everything and I don't have to argue with a homeowner who has tight purse strings. Both rental groups have their own maintenance guys on staff.

We rented in Orange County from an individual owner. Did not work out well for us - they let us know at the 10 month mark that they were moving back into the home when the lease ran out. It had been a rental for the previous 5 years and we had anticipated being able to stay there.

Thanks for the replies. The method that bigmarc is talking about seems to be exploding the last couple of years.

Anyone know if this is different (from a renter's perspective) in terms of dealing with a company that actually owns the property?
