    WR Puka Nacua LAR

I think with Puka, the upside really is Kupp's ridiculous 2021. I mean his per game avg prorated over a 17 game season to this point in his career: 111.7/1503.2/5.5 Certainly his TD production has been middling, but Kupp was generally around 5-6 thru much of his career with explosion exceptions...

Burgeoning Property Dispute: My Trees Were Cut Down...

He had until Wednesday next week to accept my offer. But no word. I have an attorney lined up to issue a demand letter.

Streaming or currently airing TV shows (AKA Netflix thread)

Obviously hit or miss...but I felt it's hit it's mark more than it's missed. I thought the Olivia Wilde, Greta Gerwig & Golden Globe episodes were high level. Sirens on Netflix was also very good.

Question for the group here...To what extent are you using or have you used simulators to work on your game?

*** Dan Lambskins Top 25 Most Overrated Movies *** A.K.A MoP Hates Hollywood

I'm only going to comment on the ones I'm having a visceral reaction to... This is the first that caught my eye. For me, Arrival has actually shaped a life philosophy for me insofar as seeing time as more of a flat circle (which in the film is represented by the 'language') and trying to take...

Burgeoning Property Dispute: My Trees Were Cut Down...

I mean...not sure how long it takes to cut down/remove 7 trees, but if you don't go outside to the back for a day or two...who is there to witness what's happening? And since I have cherry blossom trees in front of what was this tree line, perhaps I simply didn't notice the first time or two I...

Burgeoning Property Dispute: My Trees Were Cut Down...

Good to know. As I thought about it over the weekend, I started coming to the same conclusion as he was reluctant to even take the case on a contingency basis. One notable update: He did actually take possession of the settlement package on Friday. My guess is that his Mrs. declined receipt if...

    QB Aaron Rodgers, PIT

Yeah...the one thing I'd point to, and I think because the career path of Rodgers and Favre seem so similar is that Favre in his 4 season prior to joining the Vikings was simply not good (an 88/84 TD:INT ratio and sub 7 YPA). ...and then he had an MVP caliber season. In his age 40 season...

Burgeoning Property Dispute: My Trees Were Cut Down...

When it was happening obviously not, but I suspect we discovered this within days of it occurring, if not sooner. To the point made below, overhanging branches on an adjacent property can be trimmed along the property line by the 'non-owner'. As for maintenance, no...we didn't.

Burgeoning Property Dispute: My Trees Were Cut Down...

So...small but pertinent update. Have been reaching out to lawyers, securing that 'free' consultation. The primary issue this comes down to is this... Pursuing a negligence claim = working with the deep pockets of the insurance company of the neighbor as their policy will cover negligence...

Burgeoning Property Dispute: My Trees Were Cut Down...

In taking the free consultation, there is a negligence aspect that I'd likely be able to pursue against the HOA as well. But the idea that someone who'd been in the house 5+ years was ignorant as to the property line, seems almost 'too ignorant' if you catch my drift. The settlement I had...

Burgeoning Property Dispute: My Trees Were Cut Down...

His backyard is small, not to much land between his slab patio and the beginning of the upward grade of the slope...the point you make about the top heavy aspect of the tree is actually something I hadn't thought of. The weights at the bottom...even less reason to be concerned.
