Getting house appraisal for a refi....tips/suggestions? (1 Viewer)

Any tips?

I'm guessing it pays to have it organised, clean, flowers planted, etc.?
That doesn't usually make much difference. Is your LTV tight?
I don't think so. We're not talking about a ton of money here. It looks like the house should appraise for about 150k and we need it to appraise for at least 140k.

Just not sure what exactly we can do to ensure we get the 140k figure.

 
meh, that stuff won't matter much.

The numbers will tell the story. If you know what # you have to be to get it you can mention it if he doesn't bring it up 1st.

You can pull up some comps of recent sales and hand them to him. (that's more for RE sales, he might take offence to some comps)

Your best bet is to simply not be a doosh and try to small talk to open up about the # you need to be at.

There is a good chance 95% of of his work is done before he gets to your house and he has his number in mind already.

Going to the property is just making sure you don't have a missing bedroom, collapsed floor or to see if you have high end finishes.

 
Appraiser checking in here. You can mention what you need to the appraiser, but some don't like feeling that they are being pressured. I personally don't mind as long as it's not a long conversation. The house is worth what the recent similar sales sold for in the area. It's really that simple.

 
The last appraisal I had for a refi was done as a drive by. They never came into the home at all. They just based the value of the specs.

 
I recently built a spec house. To get the construction loan I had to have the house appraised as finished. I was a little naive and when the appraiser asked me questions about things like siding and cabinets. I told her that I was cutting it close on my budget and might end up using cheap siding and cabinets. That information dropped me down in the “quality” category and cost me some of the appraised value.

I ended up going with custom cabinets so I think I could have appraised higher.

In the end it’s mostly about square footage and comps around the neighborhood. Flowers, paint, landscaping, a deck, etc., may help with the sell-ability, but it won’t increase value.
