I replaced my upstairs unit this summer. The have been hounding me for months to get it serviced. I get it maintained 4 times for free since I purchased with them plus they said I must have this done for the warranty. It is brand freaking new!

The PITA part. They have two hour windows of when they will show up 8-5 during the week. They have to go in the attic which is a pain because I have rearrange the spare room for them......does everyone else go through this BS?

I hate people I don't know in my house when it is unnecessary and I hate waiting for 2 or 4 hours to get service. Am I just high maintenance?

 
Mine is in the garage. No real maintenance really. Just run a bottle of vinegar through the line once a year.

 
I gotta brand new unit last year and the interior fan broke after three months. Outside of that the guy said I should call him in three or four years for a checkup, but that it should be good to go.

Most heating and cooling equipment manufacturers now require a documented maintenance plan for their warranties. Meaning, it needs to be checked once a year. For your convenience, you can have them check both at the same time. Usually they are basically doing a clean and check on the whole system.

The main issue is theoretically the manufacturer of your equipment could deny a warranty claim years down the road if you can't prove it had regular maintenance. Will they? Who knows. But it gives them an out if you don't maintain it.
