So... did your inspector check out the wiring? Are you dealing with cloth wrapped wiring?
He did inspect the wiring. Why the hell would someone wrap the wiring in cloth? ####.

I've lived in an old house before. I can't wait for the first 'Home Depot doesn't even make ____ anymore' update.
:goodposting: I used to live in an old house where the plumbing fixtures dated back to the 1940s. There was one shower in the house that we could never find the right parts for. Replacing the valves/cartridges/pipes etc for it would have been a huge job and very expensive. Vice grip pliers worked well enough to turn the water on and off.
My house is only 13 years old and the dryer vent size is no longer standard .... :lol:
 
Maybe you should write down a list of all the projects you think you need to do, and we can help figure out the order you want to do them in. Maybe "chop down an entire forest and pull up all of the landscaping with a chain on my friend's pickup truck" will end up lower on the list than "inspect wiring".

Guys from the Geek Squad came by to mount the TV today. First off, I got screwed with a Best Buy bait n' switch, because the stupid geek squad install supposedly included the wall mount, except that was only the crappy store brand wall mount that comes out from the wall as far as a school bus, so I had to shell out like 150 bucks for the good wallmount. But I digress. The Geeks roll in and mount the thing, and the wife tells me it looks good. But that stupid 30 dollar wire cover I also bought? Well, they didn't bother using it, because they said it would look crappy because I want the wires run out to the side of the TV and around a corner, so they suggested I go to home depot this weekend instead and get one of the ones that are specially designed for a corner. GREAT ANOTHER PROJECT. THANKS GEEK SQUAD.

And of course I spent 15 minutes searching the web and can't find anything like what they're talking about.

Oh and before someone tells me this, no, we couldn't run it in the wall, because it's a brick wall (back of the chimney) covered in stucco.
See this was the perfect thing for you and a buddy to do. Could have bought the wall mount on monoprice for $60 and then mount it in about 30 minutes.My dad and I put up my 55" with no problems at all

You can get a voltage detector for the wiring pretty cheap. Take the casing off the light, unwrap the wire connections one at a time, touch a probe to each wire and see if it's getting electricity. Shut off the breaker, test again until you don't get something. You don't need an electrician to replace fixtures - it's very easy. Although, I also think putting up a wall mount is even easier so I might have to change my frame of reference.

Hopefully your wiring is 3 wire and cased in plastic. If so, you're already doing well for old house living. Worst case, it's two wire, made of steel with cloth casing. That's goign to cost you.

Plumbing - Ideally, it's copper. Worst case, it's galvanized steel. Somewhere in between, it's copper and galvanized steel mixed. That will cost you too.

Did you have your sewer line scoped as part of the inspection? With all those trees, if you did not, I would start the countdown clock at 90 days to plumbing getting backed up because roots have absolutely infested your clay mainline.

100% - finds out the old electric panel is double/triple tapped, has no open spaces for all his electrical upgrades he is planning etc.

70% - Knob and Tube Wiring or some other kind of illegal, dangerous, crappy wiring job

50% - Missing Arc Fault Breakers, GFI's in bath/outside etc...

Plumbing...

100% - old shut-off valves won't close somewhere (if 1/4 turns not installed)

70% - at least some part of the system is out of date, like galvanized pipes, no air vents etc...

50% - major leak somewhere when he is working on the walls/basement

30% - Tries to install a fixture himself, springs a leak, doesn't know where the main shut off is

Walls...

75% - will try to patch/fill himself and be unhappy with the result

50% - has plaster with either lath board or that wire backing

Landscaping...

100% - will regret running a chain saw with the little Oat sleeping, wife will be really mad

80% - one of the neighbors asks why he is killing the trees

75% - sprinkler system needs major work

70% - forgets to 'call before you dig' and finds something fun (gas, elec, cable etc)

25% - hires a company to regrade, rip all living plants out, and installs a Southwestern theme (rocks, cacti etc.)

Attic/Roof...

100% - not enough insulation

75% - some mold there will FREAK Mrs. Oat out

50% - roof needs MAJOR repair/replace in next 3 years

HVAC...

80% - will want to upgrade to high efficiency furnace

75% - will get sold on the air duct cleaning despite FFA's pleas to the contrary

Basement...

100% - water/moisture/mold present

75% - sump pump will fail

40% - Oat is scared of the dark and goes nuts during a power outage

What else?

Serious question, how do you farm out a plasma mount but think you are going to cut down trees and not bring the entire neighborhood to its knees?

I'll take a 4 way parlay with the above for 2 units

I'll take the plumbing issue for 20 units straight up

And I'll throw 5 units on the roofing issue.

 
Correct me if I am wrong here, but those trees appear to be in your front lawn on a downward slope to the street? If that is correct, I stand by my original question, "Serious question, how do you farm out a plasma mount but think you are going to cut down trees and not bring the entire neighborhood to its knees?"
 
One of my buddies told me this at work:

Your first house you try to to everything yourself. Your second house, you realize how stupid that was and just pay someone to do it.

Painting is about the easiest DIY project. Suggest you and your pals to that and spend the $4000 elsewhere.

 
I punted on my yard last summer in new house with a newborn, too much moving in stuff to do when not babying. This spring I've been all over it, fun.

Paying someone else to do it would have been the only way. Sounds like you have a major yard overhaul to take on so it will take lotta time or money or both. We got a bunch of creative landscape peeps to check it out and give ideas and estimates last fall mulled them over while getting a better idea of what we wanted over the winter and got them working this spring.

Don't kill the mood here guys. Otis is a DIY'er since it's his first home and we really shouldn't dissuade him from thinking otherwise.

Don't you want to keep this thread going as long as possible?

Paying someone to do the work that would otherwise allow us to be amused by Otis persistence in doing it himself = threadkiller

Otis, I'm behind you 100% of the way on any and all of these projects. We're a smart group here, feel free to ask us anything. We'll point you in a direction! :thumbup:
