We bought a home and there is a loft above the main floor. The home is a soft contemporary with vaulted ceiling's in the back half of the home and the loft is the only thing above the main floor. The loft currently has two cutouts where you can see down into the living room and dining room. It is about 500 ft.² currently.
The master bedroom is on the first floor and has a very small closet and bathroom. The home currently has four bedrooms and three baths. The loft is not considered a bedroom. This home has several large living spaces so the loft is sort of redundant. We think that if we added a bedroom and bathroom, it would significantly increase the value of the home, being able to count it as a five bedroom four bath.
The loft sits right above the kitchen so there is already water and drain in the wall below the loft. Anyone here have any idea of how to think through the cost of adding a bathroom and a closet? We would want to add a four piece bathroom with a shower and a separate tub, a dual vanity and the toilet.
Obviously the fixtures and materials we choose in the bathroom will greatly impact the cost. Assume a slightly upscale bathroom without anything too crazy in the fixture category.
I'm interested to see if any of the contractors or architects on this site have any suggestions, input, or wisdom on something like this.
