Pretty cool factoid: Actress Hedy Lamarr invented a code-hopping radio signal device during WWII that was intended to be used on torpedos. The US Navy didn't use it in WWII due to the difficulty in utilizing the technology because she was a skirt, but finally implemented it during the 60s. The idea is actually the basis for modern technologies like GPS, Bluetooth and WiFi.

yes, possibly four fourplexes in Caldwell, about 20 minutes from Boise Found a 1.3 acre lot next to two 4plexes.  Have met with the city, two builders, and picked the brain of everyone I know.  My goal is to build and pre-sell them. One of the builders has been building multi-family here for 25 years. He gave me a commercial agent in No Cal that funded $400mil in 1031 deals last year. Average 4 plex sells in 4 days here. Huge need for them.  The hardest part so far is trying to nail down the development costs.

That's the danger in a hot market, they try to forecast the hot trends in pricing, occupancy, and project time all in their favor. So if market turns too soon (before you're done/sold) you can end up holding  a #### sandwich. Sounds good tho, just have you eyes open and remember trends are not necessarily an indication of the near term future. Any idea on build costs? Can you do it for $100sf including land costs?

He sent meet the cost sheet for 18 4 plexes he's building right now five miles away.  $65/ft   Land is $100k.  Zoned for 1 duplex now, but we met with zoning last Thursday and 4 4plexes is by far the best use of the land. Just need it surveyed for it.  Sewer has easy access. Land has no issues.  Dev costs for roads, curbs, etc estimated to be $40k lot.   We can be done with the city in 60-90 days, and then 4-5 months to build.   1435 sq ft, 3/2,  rent for $1050.

How big are the units? 4 x 1500 3/2s? Quality of construction- i.e., which market segment is targeted? Quads are usually for lower income family. Around here, they'd be rentals. Would you sell the quads to investors? Condo them out? Hold and rent yourself?

sell them out. They are selling like hot cakes. 1435 sq ft, 3/2, $1050 rent.  Huge rental market of young families.  I know of 20 agents begging for them for their clients.

 
what cap rate are they getting?
50k in rent. Sell for $525k.  Haven't figured the cap rate yet. 7? 8?

Several 6-15 4 plex projects have recently sold for $475k at 900 sq ft.  A few at 1400 sq ft. also at my price.

Neither one of us have the clients or money to make this happen yet, but have the expertise. And the drinks. Sweet Jeeves I'm drinks. And I like the idea.

Sounds like you guys should move to Idaho and build four plexes. Think it might be less expensive there than NYC.

never would have imagined the city was going to sign off on a porpoise enclosure in her yard but here we are
Speaking of which, I had my first appointment tonight at the "Design Studio" where I choose all the garbage for the new house I'm having built.  Holy hell, I had no idea how many decisions go into a house - usually I just say "how big is the naan oven" and then "SOLD!"  The number of times I said, "Do people actually care about that?" was enormous.

This was a two-hour appointment, which will be followed by a four-hour appointment in a few weeks and then another two-hour appointment thereafter, so there is opportunity for even more ridiculous upgrade opportunities, but my favorite today by far was this.  It's a bit difficult to understand from the picture, but yes, that's a TV installed within the bathroom mirror, which of course the lady assured us came with a remote since you wouldn't want to poke your mirror with your finger.  

I couldn't stop laughing for about five minutes straight.  When I finally did, I asked her, "Is that for people who just need to watch TV while they're...pooping?"*  She said mostly for people who might take 45 minutes putting their makeup on in the morning.

A TV.  In the mirror.  Wanna guess what it costs?

*I wasn't pooping.

Sick of my current job.  Went from Program Management to an Advanced Engineering role but they let my director go a few months ago and it's sucked ever since and just not really what I thought it was going to be

So moving back into a PM role with a much better company (fortune 500), better pay, benefits, maybe 5-10 minutes closer to home (pass by it every day now).  Probably a little more demanding role, higher stress, but I never really let it get to me.  Hopefully a company I can finish my career at and advance if I want to (for reference this will be my 6th company since 2002)

tv in the shower would be great. if it was connected to wifi. 

not sure i need a mirror in there to see myself putting the wifi to its proper use.

 
anyone else watch the Hubble program on PBS last night?

left me with way more questions than answers... and questions i'm not sure i could fathom the answers to anyways. 

seeing the Hubble photos online over the last few years has been cool but without context, ultimately, kind of meaningless. this program really adds the missing pieces.

I had to go to Fon du Loc Wisconsin once with a German college and he maid a comment like "there sure are a lot of fat girls here" and this was from a guy who was living in Michigan for a few years

Luckily I never had to visit Huntsville

Not me, but I tried to do some maintenance work on my kids' iPad yesterday.  What a horrendous design.  

1 - You can't mass delete photos?  Really?  I have to go through and put my finger on all the 139,303 pictures my daughter took of her nose individually before hitting delete?  What a colossally stupid design.  I have looked and looked for ways to "SELECT ALL" and delete.  Nope.  
2 - For my Andriod, I have a setting that checks for battery optimization, will close apps I'm not using or put them to sleep, clear out memory and make the device work more efficiently.  I looked that same setting in the iPad - guess what's not there?  So I looked for apps that would do the same.  Tried two and gave up.  They suck.
 

My wife and boss complain constantly that they cannot delete more than one email at a time and that old ones tend to repopulate after deleting.  I can't imagine that is the only option, but I've seen it with my own eyes.  Apple sucks.
