I also have an electric smoker that I use quite frequently, due to the convenience that you cite. Doing real BBQ is fun, but also time consuming. My ribs always taste a little "off' to me. The texture is good, the smoke ring fine, but the very outermost layer always has a slightly oily flavor, like a residue from the smoke. None of my other meats get that, just the ribs.I remember. We were prepared for the fact that the house was going to go well above list to the tune of $30k or so. We were prepared for there to be a lot of action. We were not prepared that prior to the offer review date, 5 people would schedule pre-inspections so as to write their offers with a waiver to forgo inspection objection. The Realtor is saying we can write our offer to only be accept/reject as opposed to nitpicking on repairs and price reductions but it seems that if you have two equal offers, the inspection waiver wins. From my point of view, if this is what happens on a good house here, this is the game you have to play and will just as likely happen on the next one down the line if we don't player on this one. So, basically I'm considering spending $350 for a 15% chance of overpaying on a house by $30,000. Neat

Unfortunately I don't think the hot housing market has gotten me back to where it was when I bought. But then again, not many people have the skill to top tick a market the way I did.

Just found out my house I bought in Oct has moisture inside the vaulted ceilings and black mold. Gotta tear out drywall, insulation and roof off about 35% of the house. No way in hell former owners didn't know this. There was water leaking out of the recessed lights when the temps rose a couple weeks ago. Gotta let my tenants out of the lease 2 months early.
