Also I’m probably putting an offer in on a house tomorrow.  In fairness, it’s been three years since I last bought one.
Put in the offer, but there were a bunch of offers and I lost out on it to someone who waived inspection.  I wouldn't do it because I'd noticed some buckling of the siding and wanted to get that checked out.

Now for the phrase I never thought I'd utter in any context:  I know how @the rover feels.   :(

If waiving the inspection is the deciding factor, you may have dodged a bullet.  Big red flag IMO, and that is one way a house becomes a money pit.

there is no house anywhere worth waiving an inspection, not even new construction.  let someone else gamble on their most expensive purchase ever.

Is this the 3rd house since K4 moved up here?  4th?  What happened to the house with the ultra fun HOA meetings?  Man, K4 buys houses like I have kids.

She's buying up the houses in her homeowner's association and replacing the board with her cronies.  She'll make back a mortgage payment or two a month giving the old board members naan compliance fines.

 
I’d like to have less yard/maintenance, a bit smaller house, and in a slightly more central location.  That’s why I’m looking around.

You hit it on the head.  That’s where the house I made the offer on was.  Sadly, that house sold less than a month before I bought the current one three years ago, but I didn’t look at it because at the time I was dead set on a water view.  My offer was more than 50% over that sale price. :(  

I’m also open to Kingston and Bainbridge, though the latter is obviously pricier.

Man, just came here to use you guys.  The kid that grew up across the street from me texted me for some drinks tonight.  We lost touch of each other for most of our lives but from 10-15 we were as close as brothers.  He has three boys and his middle child took his own life two years ago January.  I think of him often and he has reached out but I'm always busy.  Dumb.  So I made sure to make time tonight.  Everything was going well and still amazing how we can talk for hours like we are the best friends we used to be.  Then he brought up his son and started bawling. He tried not to but did.  I mean, sucked it in so he wasn't a spectacle, but it was heartbreaking.

He made a choice to not hang around me, us, because he wanted more in life. He was one of the really smart, gifted guys. He went off the rails growing up just like the rest of us though. I guess we all just pick something different.

I wore a shirt tonight that I bought off Amazon.  It will probably surprise you to find out that I don't have a lot of casual clothes.  Kind of look like #### in it but it looked great on the large black dude they had modeling it.  I feel like I've been taken.
