Koya's next career move... the making of a mogul? (1 Viewer)

I may (or may not) be getting let go later today - complex story, but I've essentially had enough of the bull#### where I am, although I do have some minor equity participation which I'd like to keep. That said, after being in and out of work over the past 5-6 months with my health ####, our Company's founder has been kinda dicking me around - knowing him, he has put me in a corner to take away my options so he can leverage whatever ongoing "solution" for our working relationship is in his and only his favor.

Well, this became ever so clear (I had a feeling it might come) last Thursday as he somehow thinks I can live without a paycheck, but still able to do work here and there.  He's an all or nothing guy, namely all things must work for him and nothing else is acceptable. So, during our meeting at that time I told him that we should discuss alternative options as opposed to my current role as employee (pretty nice, though not quite Otis-esqe compensation package, unless the equity plays out which could be big, very big - or not). He said put something together.

Handed him a three page document / proposal thursday and he's been essentially avoiding me since - looks like we will be meeting in person today at 4:30.  What he does not know is in less than a weeks time I have worked my ### off (best I can in my physical state) to do the following:

1. Already started a local Political Action Committee - non partisan focused on supporting candidates who forward an agenda of responsible economic development. So happens the person that I thought about setting this up with already set one up but had no bandwidth to do anything.  Im now his co-board member as he's already registered with State Board of Elections and we are planning the first fundraiser.

2. Starting a local 501c4 - Long Island Chamber of Innovation - A major focus of mine will be on the growing innovation economy (which I played a strong role in as a developer of large scale suburban downtowns, essentially building an innovation ecosystem). So I grabbed the URL ChamberofInnovation.org (and .com) and am looking to pull some exec director stipend.

3. Began business plan with a well connected colleague of mine in California for a "Doctor Downtown" concept where we, collectively, strategize on behalf of a municipality looking to revitalize transit oriented downtown areas as between the two of us we know the top experts in each of the 12-20 disciplines that must be coordinated for successes revitalization and economic development. He has his own development and planning strategy firm, is 15 years my senior, and on HIS dime is flying out here so we can launch this new business over the coming month or two. Grabbed www.drdowntown.us just in case. What is your collective take on the .us - I don't mind it, especially in an innovation space looking for a national platform

4. Reached out to a colleague in texas, we are talking tonight, about something similar to the above. Each of those may be anywhere from 2,500-5k a month short term, but long term ownership in a new venture that could really take off, not to mention be fun as hell

5. Re-ignited my existing LLC. and working on webpage etc so I can pick up a couple clients based on my downtown strategy or, more likely, public engagement experience for large scale development projects. Grabbed www.communitycommunications.us and also www.3BLcommunications.com (3BL stands for Triple Bottom Line / economic, environmental and social responsibility or as some put it people, place, profit.

6. Developing potential working relationship with GWU real estate program to assist with some research - maybe I can parlay that into setting up a role as paid speaker, which ties in with two books I've just started.

7. Started writing two books - one is a "treatise on futurbia - from Suburb to Supurb, the future of the stalled american dream.   Finding balance between the bedroom community and the innovation economy to transform underperforming suburbs into vibrant and sustainable SUPurbs. The other is currently called "Terms of (Community" Engagement" - detailing what I've learned in my time getting some of the area's largest projects approved and entitled through crowdsourcing and other community building and engagement strategies

So, Hopefully I will be able to find a smooth and friendly transition, stay on at my current firm in a consultant capacity at 1/2 or even 1/3 salary while making that up in short order through the above efforts.  But this guy is a firebomb waiting to happen so who knows. I could be fired. I could just say #### it, #### you, suck it (he HAD all the leverage, I was sick, and willing to sign a long term arrangement that gave him what he wanted so i'd have security, but he dicked around with it - now I just don't give a ####.  Oh, and got 25k last week from my uncle's estate out of the blue, so that's now my short term salary if needed.

Wish me luck!

PS - Also been throwing around the D at home*

* Divorce.  Good times! Though hopefully this last bit can be avoided, although as of this time yesterday that was not looking so good.

I've never been much of a half way type guy.  If my life is gonna change #### evolution - I work better under the pressure of revolution.

But, seriously, in a few days time I went from company guy doing what he could to get back so we can once again pick up saving the downpayment for a house blah blah to driving around at dawn thinking an notice... this is not my beautiful house.  This is not my beautiful life. Hmm, I wonder how that hot skinny black chick that I met down in DC is doing since I'll likely be down there a lot.

Oh yeah, one additional potential money maker, ill edit now - may work with George Washington University's real estate school as Im close to the Chair on some research they are doing on urban economics vs. sprawl economics in the ny region.

This can't be done/shared with the Mrs? Well, not the part about the skinny- wait, what??

Probably, though I "technically" have a free pass if it's just a fling.  I've never used that card fwiw, but it's there.

It was the stripper pole, wasn't it
LOL.  What a ####### disaster and waste of 400 bucks.  We finally threw it out.

And I think we will get over this, but Im just sorta done taking bull#### in general. Over the past 18 months my wife suffered from a serious issue with a tumor in her uterus which threatened our abiolity to have kids, a couple months after she recovers, I lose my best friend who lives around here (Tremendous Upside from these boards) and not a few months after that I end up hospitalized and eventual end up in a life threatening situation when things totally hit the fan health wise.

At some point you stop nibbling around the edges and throw that fastball with movement right down the plate and have faith that your stuff will get the job done.

I'm at that point.

no advice, but hope it all works out in your favor, GB

And regarding the .us, I think it's fine. All about the advertising as to whether it's effective or not.

So you're a lawyer or a real estate developer?

Why exactly aren't you and the Mrs getting along?

Best of luck to you.

Real Estate developer - my specific focus is on entitlements, overall strategy / creation of a team and public engagement strategies, which is huge for real estate.

My love and passion is placemaking - the art of creating a place that will drive innovation, culture and commerce

As to the wife, that's a thread unto itself and honestly, I'd prefer to focus on the job ####, which is much easier to worry about.  That said, I think we will be ok - these last 18 months have just really taken a toll emotionally and physically.

If you gotta vent or talk it out we are here for you. The job stuff is pennies to the wife news IMO. All the years on these boards, I dont think Ive seen you bad mouth or complain about your wife once. You speak very highly about her all the time so that news kind of comes at a shock to me. But WTF do I know, I barely even know you. Just an observation.

Yeah I was skeptical of the .us but it seems to be used by some municipalities and if he is going to be working with local governments anyway....

This falls into my narrow area of expertise, PM me for further info if you'd like. Go with a .org, that same name is available and it is viewed more favorably by the public.

GL, gl Koya.

the work (forced) opportunities sound exciting as hell- my scale has become supremely micro in terms of apartment/house interiors vs buildings, but I'm always up for talking urbanism if you want. overdue for a TU wake-fest regardless.

I hope your health is continuing to trend better. And I hope the relationship works out for your supreme happiness- whatever direction it goes. the wife, as I recall, is pretty hot. apropos of nothing, I guess- but if she's single... hook a guy up?

Appreciated.  Wife thing is more complex and subtle and, as noted, I think a lot of it is just the stress we've both been under.  Going to seek counseling so I think we've avoided immediate disaster there.

Appreciated.  Can't do .org if it's a for profit business, sends a mixed message.  But at ten bucks a pop, figured why not reserve a few.

You sure got a lot of side work done while neglecting your real job. ;)

glll

These are thoughts that have been circling for a couple years now and relationships I've built over the past 10-15.  The only proactive effort I have given to it other than a very loose conversation here or there over a drink has been since this past Thursday, when it became clear that the rubber is meeting the road right now.

snatch up the .org for sure. .org is NOT just for non-profits, that's what .NGO and .ONG are for (new TLDs). Anymore ORG is just a namespace that is viewed as an equivalent to .com

Thanks all.  Meeting went much better than expected - at least the final 10 min. Until then it was the usual posturing and all, but in the end got essentially the same proposed work structure that I originally suggested.

I'm taking 60% salary for a significant reduction in hours (was 60+ hour weeks, I'm going to be on a 24 hour week) and able to retain my medical.  Two month minimum and while I'd prefer a bit more, I can live with this and it gives me room to continue to heal as I also pursue the other efforts. Which, to try and summarize:

1. Forming a political action committee here on Long Island

2. Starting a Chamber of Commerce for the Innovation Sector

3 & 4. Building a business with partners across the country to assist municipalities in strategic planning and execution for downtown / urban revitalization

5. Taking on a couple clients on my own (Communications and Community Engagement)

6. Working with GWU on a paid basis to assist in their research of urban/suburban economics

7. Writing a couple books to lay groundwork for speaking tour down the line

I agree with your strategy to go with a lot of irons in the fire. Hopefully you won't be spread too thin. Great actionable plan. Keep us posted.

good luck man you are one of my favorites around here and i wish you the best with work and your family

Ok #####es, I owe you all an update since emoting like a mofo as my world was coming apart at the seams.  Some nice seamsmanship has stitched most of it back up, with additional tailoring to follow.

First, the personal side.  Mrs. Koya is still that, and hopefully will remain so.  Just way to much stress on us, but that said it's hardly perfect and I'm no longer willing to accept anyone unless they want to be a truly positive force in my life, so we will see.

Now, the biz.

1. Forming a political action committee here on Long Island - FORMED AND REGISTERED WITH STATE BOARD OF ELECTIONS.  I will be announcing the effort, called the Invest in Long Island Political Action Committee at an event next week where two of our local congressmen will be. Mission, vision, website and banner will be finished before that event which is Wednesday morning.

2. Starting a Chamber of Commerce for the Innovation Sector - Reserved ChamberofInnovation.org (and .com). But this will need to wait a few weeks for me to pay attention. Probably get focused on this after my next surgery so, maybe a summer getting it together and launch in september.

3 & 4. Building a business with partners across the country to assist municipalities in strategic planning and execution for downtown / urban revitalization - A ton of progress here.  One guy with an established practice in the field is flying to me in NY from LA at his expense next week. Going to finalize  the business plan/strategy, going to identify opportunities and get going.  Have had great chats with one of the nations leading urban planning firms founders, a very well respected transportation, infrastructure and public private partnership guy and a number of others. Within a month will hopefully have identified at least one real opportunity to pursue as a project / client as these partners might know of some already for which this approach would work.

5. Taking on a couple clients on my own (Communications and Community Engagement) -  www.3BLStrategies.com and the 3BL Umbrella (Triple Bottom Line, social, environmental and econoimc responsibility) already have put out feelers, could get some contract work and have already been invited to speak at a couple major conferences so we are off and running. The full suite:

3BLStrategies.com

3BLCommunications.com

3BLDevelopment.com

6. Working with GWU on a paid basis to assist in their research of urban/suburban economics - Looks like this may actually become a paid gig in a few weeks as they want someone who knows the local market to work with them on a huge study about the economics of placemaking (and trying to determine a measure for social and environmental measures as well) and land use in the pespective of walkable more urban areas as compared to only driveable, suburban ones.

7. Writing a couple books to lay groundwork for speaking tour down the line

Already jotting a lot of #### down for two working titles"

From SUBurb to SUPurb - The re-invention of Suburbia in the innovation era.

Terms of (Public) Engagement - How to utilize comprehensive engagement and crowdsourcing strategies to build a community of support for transformative economic development through placemaking (or, how to get a Yes Vote in the Land of No.)

BUT WAIT, THERE'S MORE!!!  ALL THIS PLUS...

I am well on the way to putting together a team for some local development oppportunities, small scale stuff like a historic building in a downtown near rail, maybe 1500-3000 sf of retail and 2-4 apartments above, rehab it for a market starved for rental options here on Long Island and elsewhere and...

CUBA.... Yes. Cuba.  Someone's gonna develop it. Lots of someones. Unfortunately, mostly institutional level players who could care less about placemaking and long term value as opposed to a 3 or 7 year return for their investors.  So, gotta be a place for the team concept listed above to make some real hay... whenever this embargo is lifted at least. Stay tuned.

Great!?

health good?
Health continuing to get better.  6-8 weeks out from my last surgery, though I may push that a month or so out to get some of this preliminary stuff out of the way, and possibly until the research gig, if it indeed works out as a paid gig, is up (probably just a couple months, maybe a few).

And yes, definitely great.  I've made far more strides than I'd have expected to this quickly, though it's scary as #### stitching together my parachute AFTER I already jumped from the plane.
