Relo to L.A. - Neighborhood Advise Needed (1 Viewer)

When do you plan to move X?
well, wife signed offer letter today and we have 1 year from july 2014 to move. however, i stand to gain my bonus in march 2015 (was 18% last year) and vest 100% in a pension plan on 4/1/2015. so, i would think out loud that a 5/1 lease seems about right. no reason for me to give up that stuff. we will sit down and make our list shortly. i think we are going to sell off most of our belongings here and transport lean. maybe take a car with a uhaul hitched of bedroom furniture and some essentials.
Cool. So you have a while before actually moving it sounds. Disposing of life's crap sounds like a wise move

That must of been one hell of an offer for Mrs. X. Congrats! Anyway man, good luck and all the best to you guys, at least you will have better golfing weather.
I don't know this poster, but I appreciate the well wishes. roots, I wouldn't say that. nc was never the end. the job market for the mrs was beyond brutal. we have entertained the notion of a relo lately, actually straight to italy, but it's too soon. we wanted good weather, good job market and direct flights to italy from a good airport. lax-fco has a daily on delta....leave 4.30p arrive 2p, return 10a arrive 2p. the flights are an extra 4 hours, but no longer will we xfer in Philly and sit in the harrrport for 4 hours too.

the lag makes this offer appealing. also, remember, we are city folk, not a couple of knobs making our way. the opportunity for my wife is too good to pass, I had no intention of moving to L.A. but, no kids, no family, what exactly do I have that makes taking these adventures a no go? renting will be new, but cashing out makes our life much more portable. it will be fun liquidating belongings.

maybe what I do is update this thread until the time we relo. I am interested in seeing how this goes.

today's update is that I asked my boss and bosses boss if my job is portable to L.A., cause that would be a game changer for me. my boss doesn't care, i can do what I do anywhere with a co. presence. bigger boss said that it is outside normal protocol, but he will consider given my performance history in my role (top 1%). this would change our timeline.

 
Mind you if you're looking for a commute of 1/2 hour max, good luck, unless you live very close by. Factor in the traffic and the time goes up, unless this is an area that is kind of desolate. Good luck. I can't stand to live anywhere in LA even though my dad and bro whom I love dearly are in Irvine and Hollywood area respectively. Visits are good enough for me.

The San Gabriel house is in a nice quiet neighborhood, yet not too far from the shops and restaurants.

Make sure the A/C works.

 
The pasadena one is going to be noisy, there is a very busy intersection a few blocks south of there, I think I remember there being a Target there right next to the 210-134 intersection, and traffic was horrendous in that vicinity. Was out that way about a month ago. That part of Pasadena is not going to be anything like old town pasadena or south pas, would avoid. San Gabriel in general is very quiet.

I know you said no kids and schools don't matter, but if you're using Zillow their school ratings give you a very good idea of the state of neighborhoods most of the time. It's a huge difference between the two you linked as an example.

Any house in SGV needs to have a working A/C. Definitely and Asian area but nice, quiet and family oriented. It's 1 mile from where I live and we walk around the neighborhoods all the time. Feel totally safe. Some very good Asian restaurants (Chinese, Japanese, Thai, Vietnamese) in walking distance. Other restaurants, some bars, Arcadia, South Pas and her work all are 10-15 minutes away. While San Gabriel is not a hip town, it's central to a lot of things...shopping/malls, movies, golf, etc.

One weird thing about most of the SGV area is that you're not allowed to park overnight on streets. Annual street parking permits are available from $50-100 depending on the city. And you must like boba drinks to move into the area. lol

Of course I'll be out of town on vacation that week. I'd put the rant smiley here, but I'm not going to complain about missing this corn hole due to my vacation. Plus you'll be in the neighborhood relatively soon, so there will be plenty of fictitious corn holes I can attend in the future.

The San Gabriel house is probably the better area of the 2 but I wouldn't get hung up on the school rating since you don't have kids. Pasadena has notoriously bad schools even within lots of areas with really nice houses. It actually could work to your advantage since it depresses the real estate prices. So you can generally get more for your money in Pasadena compared to surrounding cities.

In Pasadena that area north of the 210 between Fair Oaks and Hill up to a few blocks North of Washington is generally not that great. Though the area of your house isn't horrible and despite what someone above said there isn't any busy shopping centers near there that will cause congestion or noise. In fact it is actually a good location to be away for a lot of activity but still really close to the Freeway.

I'm in for a cornhole.

8/31 is the sever date, believe me, we were hopeful. it would've only been 8 weeks. awful company, but the only one here that offered her type of role. she actually now gets 4 weeks vacation, her current job was 2 weeks for the first 5 years.

i grew up in the south and western part of LA and moved to the valley entry area three years ago and when I was looking for my house there was definitely a correlation between bad schools and bad neighborhoods. I don't have kids either so at first I ignored this but my realtor gave me this advice and it worked out well. Granted there will be exceptions, so definitely not a sure sign, but that there is a general correlation.

The first is in the middle of asain territory (not that there is anything wrong with that). I am all for visting but would hate to live there. Honestly go on the other side of the huntington drive. The second one is a great location...right near the rosebowl, downtown pasadean, etc. Make sure they accept dogs (i had a heck of a time finding a place that did). Get your w2, bank records and credit report sent out ASAP. Also, get a realtor. PM me if you need the name of a few if you are interested. listings go very quickly here. Generally any place worth living at will have multiple offers the day they hit MLS.

ETA: I will have to take a drive by the second location....i honestly thought that was past the bad area...typcially you don't want to be north or west of the 210. It won't be that busy in the area...not sure what the other poster was talkig about. Rose parade traffic is going to suck though.

In general you are absolutely correct. Specifically Pasadena this really isn't the case. Pasadena has crappy schools. That is why they have an insane number of private schools. Pasadena has some crappy neighborhoods, but they also have some spectacular neighborhoods. Both types of neighborhoods are part of the same crappy school district.

Pretty sure it's not a great neighborhood. I drive through there almost daily to take my kid to school. Generally, everything west of Lake to east the north-west branch of the 210 + north of Colorado is not so good.

I agree with that. There is that small pocket before behind ace hardware that is OK....once again get a local Realtor...they know this stuff way better than us. Mine didn't cost me a dime and heard about listings before the hit mls....

This seems true but there are also good neighborhoods with bad schools (people with the money will send their kids to private school). You're going to pay more rent in an area with a good school so if you don't have kids I would look for a good area with not so good schools. However, if you are looking to buy I suggest buying in the best school district you can find because there will be demand.

 
long story short, wife offered a great opportunity in the Alhambra area of CA. we have 9-12 months to get out there, but have no idea of the area, we are east coasters. looking to rent an independent property In a good neighborhood. schools not a concern. I assume we should stay north of LA proper? taking advise on neighborhoods that would keep the commute to a 1/2 hour max.

This is dodger territory here....if you don't want to drive the Amtrak is a great option. Take the gold line to union station then the Amtrak to the game.

Metrolink will be half the price of Amtrak if possible, and you can ride the gold line for free with metrolink ticket. It's seriously a great way to get to Angels game, as pulls up right next to the stadium. Not that I ever go to Angels game, because as the man said this is Dodgers territory.

It really depends on what you are looking for. If you like staying at home and chilling there you will be in good shape in those areas. If you are looking to go out for dinners, bars, theater, sports etc it puts you a lot further from everything. There really isn't a whole lot around those cities (actually live in the middle of the area you listed). So you are at a 20-30+ minute drive to get to most entertainment.

I would also check the commute times in the morning. The 10 and 210 can get pretty backed up. Right now (3 in the afternoon) it is a a 40 - 50 minute drive to those cities from Alhambra.

That said it's not a bad area. Monrovia has a nice little downtown with some restaurants and bars. Duarte pretty much has nothing you are going to Monrovia for the most part to do anything close by. Glendora has a nice downtown, less active than Monrovia. If you look in Monrovia or Duarte I would say stay north of the 210. South is not so good. Also the Metro Goldline which currently ends in East Pasadena and goes downtown is being extended and will go to the border of Azusa and Glendora, finishing up late next year. Having that close by could be a nice advantage.

Can't make the Angels game but I'm up for a cornhole while you're in town.

we've seen some 2/1s and 3/2s in the 400k range. above the 210. around 1300 sq ft. not the ritz, but the areas seem nice. we are homebodies, so the areas sound good for us. early stages. i saw the gold line expansion.....it helps.

Question...do you like 100 degree weather? It's literally 15-20 degrees hotter out there.

 
we are from the n.e., anything is better than 2 feet of snow and standing on a train platform in 8 degrees. Also, nothing can be worse than a north carolina summer. 95 degrees and humidity daily.

Also, no metrolink to anaheim for day games for the guys who suggested it. stoked to see trout.

 
we've seen some 2/1s and 3/2s in the 400k range. above the 210. around 1300 sq ft. not the ritz, but the areas seem nice. we are homebodies, so the areas sound good for us. early stages. i saw the gold line expansion.....it helps.
I know an excellent realtor that works in that area if you need one.
