Bathroom remodel (1 Viewer)

Im not a fan of using a do-it-all contractor. A bathroom remodel is several separate trades.
A good GC is gold. Then they handle the schedule and subs. They have experience and know their subs. Much better than having to find good tradesmen in your own. But the key is getting a quality GC. A bad one can screw things up quickly.

I know but I know several good contractors and they all use subs.

I also know their mark up which is get quotes from the subs, calculate material and labor costs then multiply that by 2. This does allow for the time to do the work correctly but its also INSANELY expensive.

I get it, most people cant be their own GC.
 
You guys like rain heads?

It seems like most people do, but I've never liked the experience of using them. I want my shower head spraying at me, not over me.
Depends on the size of the shower. We put in a 6'x7' shower by taking out the tub. Our has both(and a wand). I start under the rain head just letting the hot water run over me and wake me up. Then I go over to the regular head and use that for actually washing. Our shower controls can run either separately or both at the same time(and the wand if you really want). I didn't think I'd need all that.... and I barely ever use the wand, but having the rain head and regular head in the same shower has been next level.

It's insane how hard it is to get a quality GC for a small project.

Most of the guys doing that scope tend to have experience and be great at some specific part of the construction industry, and then decide to take on more themselves. But they're often not so great at much else-especially communication and paperwork, let alone handling the other trades and schedules. And the margins are razor thin, so I've found that they all go belly up really quickly... Or, if they're good at, they stop doing the little jobs. It's really tough to find these guys
 
Huge overhead rain shower head is the way to go---trust me.
We did dual showerheads... one rainfall and one regular. I prefer to wash/rinse my hair in the regular one only and then turn on the rainfall.

Also put in a tankless water heater so those showers CAN be forever.
 
We are renovating ours and moving from one sink to two. Removing the tub to create more space in the room for it. But we are routinely both trying to get ready at the same time in the morning to go to work.
So you're going with a walk-in shower?

I've been thinking of doing this for a while now. Not because I want to double the sink area, but because I'm getting older and my mobility has decreased. I've gotten to the point where I have to almost make a plan going in and out over the tub wall so I don't kill myself :lol:
Our master bathroom had both a walk-in shower and a separate tub. We’ve lived there about 13 years and could count the number of times either of us used the tub on one hand. Still keeping a tub in the kid’s bathroom though; so, if we really need it for some reason, still one in the house.

I'm a big bath guy and won't ever live in a house that doesn't have a bathtub. That said, we got rid of the one in the master and just have the walk-in shower. We have a guest bathroom that has a 6-foot-long tub in it that I'll use when I do take a bath (probably two to three times a week). Having the extra room in the master was well worth the extra steps I have to take when taking a bath.
we have demolished 1 bathroom in our 500+ yr old house to add a tub for the mrs. x. i wish i could explain what needs to be done here. essentially, to create more space they are creating a hole that is 30cm into a hyper thick stone wall that is 150cm wide and 218 cm high. the boulders they are jackhamming out of the wall are epic.
We scheduled to have our basement finished right before covid hit. It included jackhammering the concrete to move the plumbing around to where we wanted the bathroom vs where the builder put the rough ins. Of course, office closed and we were all WFH and the jackhammering was directly below my office. It was a great excuse to miss out on a meeting here and there.

Depends how much time you have. I can GC myself but if I have a guy I trust it frees me up to do my real job and spot check things without spending the needed time to make sure things are done right. I know what questions to ask and what to look for coupled with a GC I trust and it's worth the extra money to me.

If you don't know what you are doing it's even more important to have a GC that knows what they are doing and the extra money saves you from some of the issues the OP is going through.

Mostly it depends how much stress you are willing to deal with and what that is worth monetarily.

Oh I know. I have a wand (as a shower head) on one side, a fixed shower head on the other end and a rain head on the ceiling.

Wand is great for cleaning the shower and undercarriage work. Fixed for just normal showering and rain for relaxing.
 
we’re doing a tub with a rain shower head and hand held adjustable head. the italians don’t really use it…they prefer the microphone looking light sprayer to clean the tub and lower personal parts (as our architect said in italian).

We did this. We imported our shower fittings from the UK. Totally worth it. We got this baby as well as a hand-held. (Warning- shower pron ahead.) It's made by Hudson and Reed. Your plumber would need to be able to install something made to European measurements.

Make sure the bench is deep enough to be comfortable. We also got a 60 gallon water heater, eco-friendly, for that extra good shower experience. No more running out of hot water.

Total luxury. Money well spent.
 
My only suggestion (that you didnt ask for) is make sure the bench is far enough away from the showerhead and the shower is big enough that you dont need a door (just an opening)
That's why you have multiple shower heads. Our main one is across from the bench. But the bench is right by the other hand-held so I can sit under it if I want to (using it while it's on the holder.)
 
Doing a full renovation of our master bathroom and so many decisions. Taking out the whirlpool tub and putting in a large walk-in shower with a bench and 3 shower heads. That part is decided as we never use the tub anymore.

Right now we need to decide on a single or double sink for the vanity. We have had a double forever. I want a single, my wife is undecided. The single I found makes the bathroom look much bigger. Bottom line is since we had the double have we have never brushed our teeth or used both sinks at the same time. One just collected dust. Only two of us live there now and we have 4 bathrooms so plenty of sinks.

How have you never used the sinks at the same time? We use ours everyday at the same time.
I grew up in home with 5 people and a one sink bathroom. We made do.

We have 4 bathrooms for 2 people now that kids are gone. There is always a sink open.

What’s a total bathroom remodel go for these days. Had one done in a small 12x12 bathroom 15 years ago and it was like 12-13 grand. Didn’t move electrical or plumbing significantly. Gotta be double that now correct?
 
Did our master bathroom last year. Crazy expensive, it cost more than our kitchen remodel and floors throughout the house combined.

Hopefully it will pay off in 8-10 years when we sell the house and retire.
 
Just took a shower and realised there is another thing to consider. You may want to put a couple of grab bars in the shower. It's easier to install them up front. They are very useful, and not just for old folks. Should you get injured or have a guest who needs them, you are covered.

I was planning to put together a rough plan, bring in a plumber and electrician and then use my guy (if ICE doesn’t get him first) to do all the demo, tile, and carpentry stuff. Talking to a plumber this morning he said he could work with that but that it will be a pia for me to stay on top of it and could become a ####-show if I don’t know what I’m doing (I don’t). He also said a general contractor could add 30% or even 40% because it’s a small job. I’m trying to do this on the skinny but don’t want it to turn into a nightmare.

Same. We did big walk in shower with dual heads, rain head, hand held, bench, steam. Love it
We are starting to plan to remodel our master bath that is original to the house built in 2006. Of course, the builders put in the giant tub that rarely gets used. We're looking to take that out and extend and pimp out the shower. One of my concerns is enough water flow after converting from one shower head to multiple connections like that. I was wondering if it would help to run more lines but its all coming from the same main / water heater though. Did you have any problem with that or how did you design for it?

Do you still have any design info / pictures of your shower setup? We're not very creative and I usually just look for pictures of setups I like and just ask for that. Thanks!

Also, not trying to get this shut down but what considerations do I need to make sure I don't miss for large shower sexy-time? Sounds like those grab bars I was just making fun of could come in handy, also bench design may be key. We do our best in our smaller one shower head walk in but looking to upgrade for multiple reasons.

The biggest concern will be what your line is pressured at currently. We added a rain head and a wand so we have three shower heads. The rain head and main (fixed) shower head are tied together through a valve and the wand is on it's own. By tied together means I can have the rain head on by itself, the fixed by itself or open the valve enough to have water flow through both. The pressure is diminished if I have both on at the same time but not enough to be an issue for either. It works quite well. I can have the wand on, and the main on (or a combo rain/main) and the pressure/flow is fine.

We have a bench by the wand. I would also recommend that you put the main shower head at a height that allows you to get under it without having to bend over at all. If you are super short then I would still make sure it is at least over 6 foot high and i would go higher if possible.

Scheduling, scheduling, scheduling. Even though you say it's a small project, things have to go in a certain order. Good subs are in high demand and it can be tough to get them when you want them.

To do it right you need to be on top of everything and be available at a moments notice. Are you doing countertops? Granite? That will need to be measured once the cabinet boxes are in. Cut out of the sink etc. Are you moving things like the toilet, etc? That will take concrete work if you have a slab. Moving walls? Adding shower heads etc?

For me, having a GC I trust handle all that is worth the premium to me. A good GC has trades he trusts and ones that have worked together on similar projects. That makes it much, much easier to coordinate. Pulling in a plumber and an electrician that have never worked together could be a recipe for disaster and adds to the risk. Couple that with a handyman doing the cabinetry, framing, etc can be problematic if you don't know what you are doing.

That included no-slip on the stairs and adding grab bars to her Bathroom.

excellent, pally. yeah- functional for sure.

this is my job- I design apartments and houses for single families. very, very, very expensive apartments and houses. months/years spent designing the ever loving hell out of the place and am stuck using these things. Grab bars and Smoke/CO are both things every other architect I know KNOWS how to make look better, but because of code and safety regulations obviously can't. Bosch made a nice smoke detector for a bit, but had to change it up... not as awful as others, but still not *chefs-kiss*.

We have a dual head setup. A rain head and a hand held wand, and can run both at once or individually. I absolutely love it. We discussed a bench but decided against it for whatever reason,.I don't remember why.

See, that's the way to do it. Just make all the other bath fixtures look like a standard circular tube chrome grab bar and then everything will match nicely.

If there’s no blocking is what I meant. If you wanted to install bars without tearing the wall apart

I've custom plated bars once because the client had ALS and we had to have them... But kinda lipstick on a pig. it's the diameter they're required to be plus the escutcheon/canopy plates that never match anything for size or detail. And yes .. I'm made aware a lot of people probably wouldn't notice or care, especially if they need grab bars.
