2% off listing for not having to do sale prep and 2% more either in closing fees or price reduction for eliminating the realtor. Also full refund of damage deposit and pet deposit

Totally related - my friends just bought a house in Denver.
I likely would have been more successful and setting them up with a realtor than I was at finding them a good reference for a telecom job.

Appreciate the efforts GB. Apparently they went out this weekend to visit friends and look for a house. They found and purchased one right down the street from their friends.

My wife does contract web and social media work for a growing company. That company happens to be the same company I work for and we have equity in. The CEO contracted with her to do behind-the-scenes work for corporate sites. She's now being asked to provide support and consulting for our clients as well. Her role has significantly increased in both duties and hours, going from something she could work on around the kids' schedule to something that is an on-call role, client facing.

She's emailing the CEO (my boss, founder, majority owner) her intention to raise her rates on the next invoice. The CEO is notoriously cheap and negotiates with vendors quite ruthlessly.

Objectively, the new rate she's wanting to bill at is fair. The rate she's billing at now is definitely less than they would get elsewhere.

ETA: the leverage is that she has all the account passwords and is the only person who knows how to implement the local web strategy.

I think it had to happen organically and nothing initially planned. We had a roommate in college so convinced that Dave Matthews was special-needs/mentally-######ed for nearly all of our Sophomore year that he would openly talk of his admiration for him to score "sweet-guy" points with girls at parties.

Yeah, but leveling that sort of threat is the nuclear option.

Also, who owns the content? I'm assuming the company does and, if so, she could be ordered in a lawsuit to turn over that information.

You also have renters in place for anybody who might be looking at this as an investment property themselves. That's a plus. Selling doesn't mean putting these people out of the house. Plus, they knew what they were getting into when they decided to rent. Or they're dumb.

It won't come to that. Yes, the company owns the accounts and content. Also, there's no written contract...
