My 16-year-old kid is flying back right now from 6 weeks in Morocco. We talked to him 3 or 4 times while he was there - really tried not to think about him too much while he was gone, because we knew he was having a great time and didn't want to dwell on his absence.
But now that he's almost back, it's really hitting me how much I missed him. It's going to be so great to see him.
Based on Friday afternoon traffic on the two Beltways and 70 miles I have to traverse on the way to Dulles Airport, if I leave Baltimore when his plane is 1,200 miles away, we should arrive at about the same time.
Kind of crazy that he woke up this morning in Africa and will go to sleep tonight in his bed at home.
But now that he's almost back, it's really hitting me how much I missed him. It's going to be so great to see him.

Not from a traditional lender, but a private lender will typically do that deal if the LTV is 50% or under. Probably looking at paying/financing a couple of points and being 3-5% above market rates.Any mortgage people in here?
What are the odds that someone with a horrible credit rating but with decent equity >$40k in their house, could get a Home Equity Loan or Line of Credit?

OK, let me explain why my recent moves aren't just for the amusement of the GMTAN.
We moved to Nicaragua to fulfill a dream. Giving up the rat race (which even if you win, you're still a rat) is a dream for most people, I think, but most can't or won't do it for a variety of reasons. We could, so why not have the balls to give it a shot.
It was more fun to joke about mosquitos or the cats being unhappy, but the biggest issue about moving there was that, literally two days before boarding our flight, I found out I wouldn't be able to do the legal work there that I was planning to do. The company I was working for suddenly told me they wouldn't allow me to work from there unless I became licensed in Nicaragua. Ooooof.
Financially, we could have lasted a while without any income, but that was complicated by not having sold our Memphis house yet, having $1000/month electric bills in Nica, plus the fact that I was still paying three people in Nicaragua full salary to do things I didn’t need them to do anymore. I had a property manager being paid way above market to manage two houses, one of which I’d sold and one I was living in, and a cleaning lady and pool guy in the same situation. They were all good and hard-working people whom I didn’t have the heart to put out of a job. If we were staying forever, eventually I would have needed an income, which I would have figured out, but the biggest issue for me was that without the ability to work as I thought I could, I was completely lacking in mental stimulation. There were a host of other more minor issues as well. It's hard to explain Nica without sounding somewhat negative, which I don't want to do because I love the place and its people, but it is a very hard place to live for most regular ex-pats. Our ex-pat friend Andy says, “We’re all here because we’re not all there”, and there is truth to it. It takes a special person--in both positive and negative ways--to handle it, and I'm probably too average.
Knowing we weren't going to stay, we moved back to the US. It seemed important to get back so as not to have a big work gap I'd have to explain, and I had immediate opportunities to do some work here and get back in the swing of things. Other than FBG, I absolutely DESPISE wasting time (incapable of sitting around and doing nothing), so why stay any longer than necessary?
Atlanta was never meant to be more than a holding station, unless we found we loved it (unfortunately, as it turned out, Mr. krista in particular didn't). We just landed there from Nica and agreed that we were way too mentally and emotionally exhausted to decide on a permanent locale at that time. Thought it was smart of us--we rented an apartment and as you all know, weighed various options from there in terms of where to go. Seattle had always been very high on the list, and when we finally sold the Memphis house, we had the financial freedom to choose wherever we wanted. We spent two weeks in Seattle during the worst of its weather to try to gauge if that would bother us. Thereafter, Mr. krista won a bet with me and got to decide where we'd move (actually actually true), and Seattle it was.

Seattle is awesome. I love almost everything about it, and there's no doubt that we want to stay in Western Washington. The housing market, however, is insane, which can be both good and bad. In our case it was bad because we bought a place we really liked but didn't love, but was our fourth try at landing a place, and it was good in that we bought a place that has gone insane in value in the short time we've had it, so getting out is easy.
Reasons to get out now:
1. The market won't stay this way forever. It could go up even more; it could level off; it could go down. I'm no expert and couldn't predict which. Taking the money and running now locks in a hefty profit in an incredibly short time. The places we would be buying are not experiencing the same market, so we wouldn't be "losing" on that end.
2. Things we want that this house doesn't have:
-A bit more interior space. We'd like more storage, an actual dining room, the ability to get a dog, various things that another 400-600 sq ft would accommodate.
-A bit more exterior space. Space for pizzanaan ovens, getting away from having close neighbors (our next-door neighbors just put a half-pipe in their yard--a freaking half-pipe!), etc.
-A view of water. This is mostly for me, but I get this peaceful feeling around water. Realized throughout my life I've almost always lived where I could see water, and this is a key item for me. We looked at and tried unsuccessfully to buy houses here with that view, and I should have insisted on it.
-Easier access either to the Olympics or the Cascades. We're spending so much time in both and putting a couple thousand miles a month on our car. The Olympics make the most sense because of my need for water, too, but ideally am looking for something that gives me some access to both, which is the reason we've focused on some of the areas I've mentioned. This might not be possible and we might have to go all Olympics. In any case would like to be closer to at least one.
We are clearly not going to stay where we are long-term, so again I don't want to waste time, BUT I don't actually think we'll move anywhere until the spring at least. I just don't feel like moving again yet, and more importantly I want to be sure we are getting everything we want before we do it again. I want to spend time in various areas and get a good sense for what we think. The "looking at houses" thing came up because as we try to gather information and understand various areas, we saw a house that checked all these boxes AND HAD A DUMBWAITER (which is oddly something Mr. krista has always wanted), so we thought we'd just take a look in case. Then that became "Well, since we're going out there anyway, why don't we look at these other few, too". Probably going to cancel all but two and just see them to get a sense of what's out there. If one of them is perfect on all the things I've described...I don't know what we'll do. We'll see.
