The Renovate Otis's New House Thread (1 Viewer)

So to put things in perspective, you're going to overbid on a house that you admit is not attractive and is on a busy street with a lesser yard simply because the insides are all new and sparkly? For the kind of dough you're throwing around, I'd think you'd be patient and build what you and the misses want, where you want, from scratch. The kids don't stay babies forever so in a few years that consideration won't be a consideration anymore, yet you'll be worried about your 6 - 12 year old's getting killed in the street out front.

Be patient and thoughtful about this.

Plus the build thread would be incredibily entertaining for all of us

That's all too fast paced for me.. if I had it my way I'd move 2-3 times in a lifetime... I don't even like to switch cars but once a decade... this all sounds exhausting.

The owner of the company had a custom home built. And they added 6-700 sq ft during building. Still took slightly less than 12 months including finding floor plans, picking fixtures, etc. This was in South Carolina though so probably less oversight than in the Northeast.

From an obviously slanted pov, you'll get exactly what you want with designing your own and will have to learn to abide with things you don't want when buying an existing house (unless you renovate). But it's definitely more money and will be 2 years give or take of headache and hassle with regular massive checks going out without any recognizable play-thing readily available. But then you come out the other side and have exactly what you want. Forever.

I wonder if anybody who's gone through that route regrets it?
I'd be interested in hearing this too. That's the debate.

I'm also wondering if we are better off buying the new-inside house now and then down the road, when we don't have newborns floating around, reconsidering doing a knockdown-and-build. It's just a rough/hectic time in the O-house lately, probably not the ideal time for added stress/tasks.
A very close family member of mine went this route. He found the perfect lot, bought it, and waited. Found an architect, had the house designed with input from him and his wife, got it all figured out over the course of a year, found a recommended builder, got the plan in place, and once everything was dealt with, had them break ground.

House was built probably 20 years ago, and he will die in that house. Has no interest in ever leaving it.

 
Otis's problem is he listens to Realtor's, who despite what they say are mostly out for their own interest. Make the offer at what you think it is worth. Make it your final offer and inform your Realtor you walk if they don't accept it.

Otis should contract to build his own house. We can guide him through a step by step process. We can group design and consult on all the items.

We made an offer, and then the sellers did this :football: and we got pissed and did this :football: and then we all got :hot: everyone walked away.

On the bright side, Mrs. O much prefers UglyHouse because it has a kitchen like in all those morning breakfast cereal or household products commercials, where you look at it and think "bullcrap, nobody has a kitchen like that." So Mrs. O is stoked. I half am thinking she stoked the fire of my anger to deep-six the deal on the other house because she wanted the backup house all along.

Are you guys going to have to rent for a while in any case, or could you move into UglyHouse right away? If you have to rent, why not wait until the exact right thing comes along? Setting aside the ugly issues with UglyHouse, IIRC it had some other problems that were a bigger deal to you, like the street it is on.
Possibly could move direct into UglyHouse. With TerrorKids in tow, that's a big time value proposition.

My only gripes with it were that it's near a busy street and I'd have liked a bigger yard/more distance from neighbors. Agent yesterday suggested it will still be a newish house in a few years, we could always move then if we are unhappy. But she also is the one who suggested the idea of building. She doesn't want us to settle. The realist in me says there are no new houses coming on the market after Memorial Day weekend, and this house checks most of the boxes, so just get it done. Gives us a chance to get in and settled and get to know our new town better, and maybe in a few years we know exactly what we want and what part of town and make a move then.

What we like about the knockdown prospect the broker sent us is its right in the central part of town, walking distance to everyone, almost like city living in that sense, which Mrs. O in particular loves. Then again she'd be thrilled with Ugly House, and we are barely staying afloat with these kids without having the pressure of building a house. Maybe that's something better for us to do down the road when we know the town better, have more money, and don't have babies everywhere ruining us.

Hell if I know. I just want a comfortable couch and cold beer. And silence.
Are waiting until the 2nd trimester to tell us number 3 is on the way?? I can't wait for that thread!

I think someone said it best when they said if you looked up the word "house" in the dictionary you wouldn't be surprised to see a picture of it. I don't find it offensive at all, and I think it's OK looking. The exterior look is not my issue with it -- it's the lot size and location (I'm being critical here -- it's in one of the nicest parts of one of the nicest towns on Long Island, I would just rather it be a few blocks over and a bigger yard).

Literally we could not have laid it out better if we tried from scratch. (It lists at 4k square feet, we don't NEED more space, that's just if it's available).

Put in an offer a short while ago. For way more than I think a house like this should cost. It's a hardcore seller's market in the nice NYC suburbs right now.

As I was clicking send on the e-mail to the broker, another listing came up on Zillow that is brand new today and looks very interesting. Will explore it. I doubt the buyer just accepts our offer anyway, there will be some back and forth, so we can feel some other things out.

I'm quite sure it was more than just me that made such a comment. ;) In any case, I'd be much more concerned with the other issues than what the outside looks like anyway; for me it wouldn't really matter if it were ugly, unless I were looking at resale. Gllllll with the offer; hope it works out in whatever way is best for you guys.

There is no such thing as perfect house. But people spend a lot more than they can afford trying. I lived in a really big nice house. The house is not what brings happiness.

Have there been any comps from the past 12 months in the specific location that you want with the right yard size and that have been recently remodeled? If so, what were the selling prices? And were those selling prices within your budget?

If you couldn't have afforded any of those houses, then UglyHouse is the best you're going to find in your price range.

Very minor "renovations." Want to open up a couple of walls, just basic carpentry and sheetrock, take down some wallpaper, and paint, maybe get the wood floors redone.
So no reason to close this thing down. Opening walls isn't a job it's an adventure.
"Well, the city won't give me permission to close these up until we deal with the mold..."

Everyone always wants to "open up the walls" nowadays. No doubt its the women (and some men) watching that crap on HGTV. Buncha sheeple.

 
Decided to bail on our offer on UglyHouse. The offer put in was way higher than it's worth; seller had multiple offers and came back with a counter, asking for new counters by 1pm. We're pulling out.

Just as we pull out, the owners on the original house we loved came around. We have a deal at asking price. Which is less than we offered on UglyHouse. And a lot more house for the money, better location, much bigger lot. Oh and it's not ugly.

You're renovating the house one week before you move in? Why on earth would you think that will work?

That's not hard, is it? To have the dudes come in with the big sanders and refinish a wood floors in a couple rooms?

Sounds like a day job IMO
Let's see....day one, capenter rips out walls and then adds beam if walls provided support. Day 2, drywallers hang dry wall. Day 3, drywalls tape joints. Day 4, drywallers sand. Day 5, flooring guy fills in floor where wall is with wood pieces which hopefully match. Day 6, flooring guy refinishes floor. Day 7, painter paints first coat. Day 8, painter paints second coat.

Open floor plan makes sense for a modern family. We don't have "the help" closed off in a kitchen in the back room while we sip tea in the formal front room. Instead fat Otis mills around the island in the kitchen screwing around on the FFA and drinking a beer while his wife is cooking and while keeping one eye on the brats one room over watching Wallykazam!

I'm hoping I don't need permits and crap to open up a couple of walls. Or do I ...............

Seems reasonable. :shrug:

So you agree that the floor refinishing is a one-day job. The rest is doable in about a week. No?

Also, your days 2-4 can all happen in a day. We're not talking about adding all that much drywall. It's just going to be patching up. I guess the trouble will be (1) if it's a load-bearing wall, or (2) if there's electrical or plumbing in the wall. I don't expect either, but you never know.
