So to put things in perspective, you're going to overbid on a house that you admit is not attractive and is on a busy street with a lesser yard simply because the insides are all new and sparkly? For the kind of dough you're throwing around, I'd think you'd be patient and build what you and the misses want, where you want, from scratch. The kids don't stay babies forever so in a few years that consideration won't be a consideration anymore, yet you'll be worried about your 6 - 12 year old's getting killed in the street out front.

Be patient and thoughtful about this.

The owner of the company had a custom home built. And they added 6-700 sq ft during building. Still took slightly less than 12 months including finding floor plans, picking fixtures, etc. This was in South Carolina though so probably less oversight than in the Northeast.

Now need to offer more than we think it's worth, but we're desperate enough that we may just do it. That or cut bait and start seriously investigating this build thing. I'm talking with our financing guy in 15 minutes about a construction loan, just to kick the tires on it.

From an obviously slanted pov, you'll get exactly what you want with designing your own and will have to learn to abide with things you don't want when buying an existing house (unless you renovate). But it's definitely more money and will be 2 years give or take of headache and hassle with regular massive checks going out without any recognizable play-thing readily available. But then you come out the other side and have exactly what you want. Forever.

I wonder if anybody who's gone through that route regrets it?

I'd be interested in hearing this too. That's the debate.

I'm also wondering if we are better off buying the new-inside house now and then down the road, when we don't have newborns floating around, reconsidering doing a knockdown-and-build. It's just a rough/hectic time in the O-house lately, probably not the ideal time for added stress/tasks.

A very close family member of mine went this route. He found the perfect lot, bought it, and waited. Found an architect, had the house designed with input from him and his wife, got it all figured out over the course of a year, found a recommended builder, got the plan in place, and once everything was dealt with, had them break ground.

On the bright side, Mrs. O much prefers UglyHouse because it has a kitchen like in all those morning breakfast cereal or household products commercials, where you look at it and think "bullcrap, nobody has a kitchen like that." So Mrs. O is stoked. I half am thinking she stoked the fire of my anger to deep-six the deal on the other house because she wanted the backup house all along.

Setting aside the ugly issues with UglyHouse, IIRC it had some other problems that were a bigger deal to you, like the street it is on.

My only gripes with it were that it's near a busy street and I'd have liked a bigger yard/more distance from neighbors. Agent yesterday suggested it will still be a newish house in a few years, we could always move then if we are unhappy. But she also is the one who suggested the idea of building. She doesn't want us to settle. The realist in me says there are no new houses coming on the market after Memorial Day weekend, and this house checks most of the boxes, so just get it done. Gives us a chance to get in and settled and get to know our new town better, and maybe in a few years we know exactly what we want and what part of town and make a move then.

What we like about the knockdown prospect the broker sent us is its right in the central part of town, walking distance to everyone, almost like city living in that sense, which Mrs. O in particular loves. Then again she'd be thrilled with Ugly House, and we are barely staying afloat with these kids without having the pressure of building a house. Maybe that's something better for us to do down the road when we know the town better, have more money, and don't have babies everywhere ruining us.

Have there been any comps from the past 12 months in the specific location that you want with the right yard size and that have been recently remodeled? If so, what were the selling prices? And were those selling prices within your budget?

If you couldn't have afforded any of those houses, then UglyHouse is the best you're going to find in your price range.

Week before move-in

You're renovating the house one week before you move in? Why on earth would you think that will work?

Very minor "renovations." Want to open up a couple of walls, just basic carpentry and sheetrock, take down some wallpaper, and paint, maybe get the wood floors redone.

In a week. Awesome.

That's not hard, is it? To have the dudes come in with the big sanders and refinish a wood floors in a couple rooms?

Let's see....day one, capenter rips out walls and then adds beam if walls provided support. Day 2, drywallers hang dry wall. Day 3, drywalls tape joints. Day 4, drywallers sand. Day 5, flooring guy fills in floor where wall is with wood pieces which hopefully match. Day 6, flooring guy refinishes floor. Day 7, painter paints first coat. Day 8, painter paints second coat.

Seems reasonable.

So you agree that the floor refinishing is a one-day job. The rest is doable in about a week. No?

Also, your days 2-4 can all happen in a day. We're not talking about adding all that much drywall. It's just going to be patching up. I guess the trouble will be (1) if it's a load-bearing wall, or (2) if there's electrical or plumbing in the wall. I don't expect either, but you never know.
