I sue the bad ones.  I use good ones as experts and to do the repairs once my clients get money from the bad ones.   I'm solely a Plaintiff's guy.

we do our best to get the numbers close based on our experience doing similar projects... but we're not building it, and don't have control over what the numbers come back as. 60% is a lot though... architect to has to revise... everything... to make this work within your budget.

These guys work together a lot. We selected the architect based on his work and he gave us a list of contractors. We chose the contractor without doing a ton of additional leg work, because we have seen the projects they have done together and what they have managed to do for the money on those projects has been impressive. The contractor doesn't mark up materials at all. We get them from suppliers at his cost. I suspect that means he is taking a bigger margin on the overall project than is typical, but at least it is transparent.

I am sure communication pretty much going dark during the holidays (architect went to Europe for two weeks), plus some creep on our wish list before we had seen a set of estimates, put us where we are. The contractor also says this is a worst case scenario estimate and that he is sure he is high in a number of places. But probably not 60% high.

We are just in the demolition stage of the project, so there is time to sort some things out. We also just got the kitchen design completed and have bought most of the major appliances (which we got from a number of different internet sellers at an average discount to retail of about 40-50%).

I do all things construction, but my primary focus is litigation by owners/associations against developers, designers and contractors for crap construction.  I also do a #### ton of general counsel work for condominium and homeowners associations.

I also do transactional stuff like contract review, insurance coverage issues, etc. and I help my clients select designers/project managers and oversee their work as something like an owner's representative.   Sometimes that crosses me over into real estate law, so I do some work involving easements, joint maintenance and use agreements, real estate sales, etc.   I'm quickly becoming an expert in disputes involving trees.

I talked to a state senator today because she had introduced a bill that made no sense to me.  turns out it was solely to address a problem she was having with her condominium association, and she doesn't know the difference between CC&R's and bylaws.   so she's proposing something that will cause increased cost to just about every association in the state because she's an idiot and thinks her Board is picking on her.

And some people think those of us that are incredibly skeptical of government regulation are nutty.

In Texas, the guy that ran the committee that hears most HOA laws was also the CEO of the largest association management company in the state for about a dozen years.

Yep. We used them for about half my time on the board. We used RealManage for the other half. RealManage had an awesome online portal for board members that really kept us in the know on what was going on, but their customer service for residents suuuuuuuuuuuucked. Associa's board portal was pretty much nonexistent but they were a lot better about answering the phone and handling ACC requests.

And if you’re flabbergasted by that fact, well, you don’t know much about Texas politics.

In addition to "that guy", the other troop supplied two of the main instructors, the range, and about half the guns.

For the greater good I decided to shut up and eat a mushroom.

Now when we do rifles in the spring, if he pulls the same stunt, he may happen to trip and fall on a box of bullets....

 
Is Associa any good? 
No.  They're like the Borg from Star Trek.  They find successful companies, assimilate them and destroy them.  Then they turn the remaining shell into a corporate copy.  

Unfortunately, they don't run as efficiently as the Borg, so their policies ruined their California and Washington companies and cost them about 60-65% of their business there.

They recently met with me and asked if I would help them try to rebuild their reputation up here.

Firm is starting to gain traction, so I've been balancing working, marketing, womanizing and boozing.  Something's gotta give or I need to add more cocaine.

 
My wine intake dropped dramatically after the French chick stopped coming around.  Vodka increased proportionally due to the 22 year old stripper.  I can't believe she's still around, btw.

 
this evening, my uber driver had to pull over 3 times, to let my wife yack.  downside?  my kid was in the car.  i have no clue how she got so hammered.  good times.

The OA grabbed me by the balls and watch the whole series in a day and a half. And at the end, I felt good about having spent time with them. Not the rue and remorse I usually have after encountering a network drama
