These guys work together a lot. We selected the architect based on his work and he gave us a list of contractors. We chose the contractor without doing a ton of additional leg work, because we have seen the projects they have done together and what they have managed to do for the money on those projects has been impressive. The contractor doesn't mark up materials at all. We get them from suppliers at his cost. I suspect that means he is taking a bigger margin on the overall project than is typical, but at least it is transparent.El Floppo said:what color was that scarf, again?

did you bid the project or is the architect working with a contractor during the design stages?
we do our best to get the numbers close based on our experience doing similar projects... but we're not building it, and don't have control over what the numbers come back as. 60% is a lot though... architect to has to revise... everything... to make this work within your budget.

Sometimes that crosses me over into real estate law, so I do some work involving easements, joint maintenance and use agreements, real estate sales, etc. I'm quickly becoming an expert in disputes involving trees.
