I hate realtors with a passion.We put an offer in on a house yesterday. Offered them their asking price and their REALTOR® came back with "Well, they were really hoping to get another ten racks."
Despite my first inclination to say "Well if you wanted $10k more, you should have listed for $10k more," things being what they are right now in Houston, I said "sure, we can do that but that's as high as we're going... we're not going to get into a bidding war." Come to find out they declined our offer due to "potential concerns" with our offer (which was very straight forward and flexible with the closing date). We're doing a VA loan so my thinking (and my REALTOR®'s) is that they're factoring that into their decision.
About the only difference with the VA loan is that we have to have a pest inspection... which for a newer home would typically be a non-issue.
Frustrating. Not saying we deserve special consideration for using the VA loan, but I hate that my offer for the same or higher dollar amount would be declined in favor of a non-VA loan.

Realtors suck. According to Freakanomics, they'll hold on to their house to get the price they want but are willing to take 20%+ less when selling the house of a client. Sold my first house myself, and got a realtor for my second. Awful experience. I just wasn't willing to give my house away in the eyes of this gal. Never again. Today is the day I start cleaning it out, we're going to finish the thing and add 500sqft of living area. Turning it into two bedrooms and one larger multi-use room and a second entryway. I'm going to add another entrance, put a door at the bottom of the stairs, and turn this place into a proper duplex. It'll be great when it's done, the only problem is doing it.
