GM's thread about nothing (22 Viewers)

We put an offer in on a house yesterday. Offered them their asking price and their REALTOR® came back with "Well, they were really hoping to get another ten racks."

Despite my first inclination to say "Well if you wanted $10k more, you should have listed for $10k more," things being what they are right now in Houston, I said "sure, we can do that but that's as high as we're going... we're not going to get into a bidding war." Come to find out they declined our offer due to "potential concerns" with our offer (which was very straight forward and flexible with the closing date). We're doing a VA loan so my thinking (and my REALTOR®'s) is that they're factoring that into their decision.

About the only difference with the VA loan is that we have to have a pest inspection... which for a newer home would typically be a non-issue.

Frustrating. Not saying we deserve special consideration for using the VA loan, but I hate that my offer for the same or higher dollar amount would be declined in favor of a non-VA loan.
I hate realtors with a passion.

Thanks for all the kind words, guys. Sara's intracranial pressure was a little high, but still in the normal range, so that is not causing them, but they're going to run some labs on the spinal fluid.

Of course, a side effect of lumbar puncture? A "spinal headache".

Tough stuff. Hope it gets better. I used to work for a doctor that manipulated hormone levels. I got fired because he came to realIze I though he was full of shot. But a lot of patients swore by his treatment for pain relief. Have you guys looked in to any hormone allergy stuff?

Just walked 1.5 miles home from a complete lunatic's house. Explain to me what kind of girl calls me SIX FRIGGIN TIMES between when I give her my number and when I say I'll be over. I'll tell you...it's the kind of girl that then asks you to sleep on the couch. Mother####bucket!

Jebus h Christ, I knew I was in for crazy, but at least I thought I'd get some lovin out of the deal.

This. Haven't been around much lately and haven't read through the posts I've missed over the last several weeks, but did see these. TWP, guys.
Time for the handoff!
:goodposting:

Glad to have you back Uruk. It's only a quarter past four over there so I guess I better stay up a few more hours drinking. :banned:
It's safe to stop now, not that I'm recommending anything so vile.

You would rather have an apathetic Realtor®?

I guess I knew that. Just felt the need to contribute some my city is better than your city schtick. I will try harder next time.

This is how I was with the Dodgers. You live in a different city but love baseball, so you get season tickets to the ballpark.

It's ok to be a fan of an NL team and AL team IMO. It's not like I got season tickets to the Angels.

Why would that make a difference to them? Is the pest inspection the only reason? Seems silly.
If history is our guide, the real TOR screwed it up.
Oh yeah, my selling agent called me today and informed me that the buyer's lender didn't like to see language in the contract stating that we were going to give them a $1250 allowance for repairs. Instead, they want us to contribute $1250 toward their closing costs. No problem. She sends the amendment over to me and it says I'm contributing $4250. I call her and say, "Um, can you double-check that? Shouldn't it say $1250?"

"Oh no. That's in addition to the $3000 that you were contributing." This is news to me. "Just go ahead and sign it," she says. I tell her to double-check and call me back.

Sure enough, ten minutes later she calls and tells me she owes me a big apology and that there was no $3000 contribution. I'm like "Oh no problem, you can just owe me half of that." Stupid #####.
Realtors suck. According to Freakanomics, they'll hold on to their house to get the price they want but are willing to take 20%+ less when selling the house of a client. Sold my first house myself, and got a realtor for my second. Awful experience. I just wasn't willing to give my house away in the eyes of this gal. Never again. Of course I'll bie in the house.

20%?

2% I might buy. Maybe as much as 5%, which is no small number. But 20%? C'mon!

Is their another profession where a seller or buyer and their professional representative have directly opposite interests?

That might have included their commission but it was a substantial number. Having recently lived through it, really hit home. There is nothing this gal did that I couldn't do on my own and it cost me a grip.

Is their another profession where a seller or buyer and their professional representative have directly opposite interests?
Plenty. Every profession has potential conflicts of interest based upon the economic incentives.

In civil litigation, an attorney on contingency often has a greater desire to settle a case prior to trial in order to get a guaranteed payout in settlement (and recoup their costs to date) than does the client who might want to go for maximum theoretical value at trial.

An accountant paid a flat fee to prepare taxes is incentivized do only the bare minimum to get the assignment done, and of course to deal in volume rather than quality overall. Same with doctors in managed care. Same with lawyers who (on the insurance defense side, more and more nowadays) get fixed fees.

The commission at least encourages the realtor to maximize value. I don't mind that so much as I do the dual representation that realtors get into, at least out here in CA. Then you do have a conflict of interest at work.

We are invited to a wedding reception tonight for one of Mrs. SLB's gym friends. Hurray, a big party where I'll know nobody. So how much do I give these people or should I try to borrow a present myself off the gift table?

Disagree.

My garage is a trash-hole of things I don't use, boxes with uncertain contents, things my wife decided she didn't want in the house anymore, and all my bikes, gear, and tools. Today is the day I start cleaning it out, we're going to finish the thing and add 500sqft of living area. Turning it into two bedrooms and one larger multi-use room and a second entryway. I'm going to add another entrance, put a door at the bottom of the stairs, and turn this place into a proper duplex. It'll be great when it's done, the only problem is doing it.

Hoorary, summer vacation.

Human Fund is always nice.
I still have this Arby's gift card Sac sent me. I think I'll give that with the Post-it note still attached.
Do it. And definitely keep the post it on there. Then give me their number and I'll call them after the honeymoon and tell them that I think they got a gift that belongs to me.

Headed to Cancun tomorrow. Just thought i'd throw that out there. Place called Temptations Spa and Resort. It's an adult only, no one under 21 place. Saw that the bars are open 24/7.

Oh and how about them Pirates. Again just thought I'd add to the baseballchat.
