One of my cats knocked my iPhone into a glass cup of red wine. I went to my 70 year old neighbors to call my husband. He was unfazed but this will not be fixable until tomorrow. Boooo.
My wife dropped her blackberry into a cup of coffee. It was dead until she put it in a sack of dry rice. A day later, it was back to life. :thumbup:
Mine's in rice now, has been since the incident. :fingerscrossed:

The wife and I are going to some business mixer tonight. She's trying on the outfit she has picked out. It's some sort of long sweater/top thingy and black tights (it looks really good BTW). So then she starts to put on this chainlike belt.

Me: I'm not sure it needs a belt.

Her: I think the belt makes it a little jazzier (puts on the belt).

Me: Ah yes...I think I remember seeing Thelonius Monk wear that very same belt.

Her: Shut up.

So I probably shouldn't have drunk-posted details of my Nicaraguan financials, but since I started it, here we go.We paid $184,000 for the place, in cash. The house was fully furnished. I don't think mortgages are done anywhere in Nica, though occasionally you can find some seller financing that's being offered. So cash is required. After closing costs and upgrading some appliances and such, I'd say we're in about $190K.

Our monthly costs are about $400 including all utilities, cable, internet, property manager, and cleaning lady. The monthlies would probably be ~$100/month higher if the place were fully occupied AND a truck hadn't taken out our meter months ago, which the electric company has yet to fix.

We offered the house at a reduced rate to begin with because we wanted people to stay there and write good reviews (currently we have zero (0) reviews of the place, and reviews would increase traffic significantly). As of today I've taken the reduced rate off because we're getting so much activity anyway. Still our prices are slightly lower than similar places, but I'll see how it shakes out and may increase them. Especially given I've turned a large number of people away already, I think we could raise the prices. Given our current pricing, we easily are able to get upwards of $3000 per month in rentals. Could certainly hit $4000 if I raised the rates or charged for things like cleaning, electric or other items that some people charge for.

So to put it in context, I did a little math. If you took out a 30-year mortgage at 5% for the full amount of $190,000, you monthly payment would be a shade over $1000. If you put $40,000 down, you mortgage would be around $800/month. Or, take as an example that my local bank has been offering a 2.99% HELOC. If you borrow the full amount at that rate, you likewise have an $800/month payment. My property taxes are about $200/year, so nothing to figure in there, and virtually no one gets any property insurance.

In the meantime, property in Nica is only increasing in value and sales are brisk, after a bit of a downturn in 2007-2009, so you're looking at a potentially huge upside there as well.

Seems like lots of upside to me, but I admit that real estate is not my game so I could be missing a lot of important stuff. I will say that buying is extremely difficult in terms of knowing what you're getting and what is a reasonable price. Pricing is absolutely all over the map, and the same property can be offered for different prices by different brokers (no such thing as an exclusive listing). There is also no such thing as an appraisal or anything like that to keep anyone honest. So you have to spend a lot of time seeing a lot of properties and comparing value; no realtor is going to do this for you. Realtor fees, by the way, are also paid by the buyer and are basically whatever they want to try to charge you, which you can negotiate. We avoided this in this sale by utilizing a local who just "knows people" and took a very small commission, which I negotiated with the seller for him to pay.

This site gives you a good idea of the types of properties available, though it concentrates mostly on Granada. I might like the next property to be a beach property. :popcorn:

Running on fumes today after Jags MNF. Got home about 1:30, up by 5 for work, voice shot and ears still ringing most of the day.

Funny part was that after the game, Jags fans are running around screaming like the 2-5 team just won the Super Bowl and the sizable contingent of Ravens fans were just stunned.

 
Saturday was daughter #2's first birthday party. Either I am a drunk, or my family just does not drink like I thought they did. I bought 4-12 packs of various beer, then my in laws showed up with a few more. At the end of the party I think there were only like 5 beers that someone else had drunk (i have to drink to deal with my in laws). So I had a cooler full of ice and beer sitting on the patio. I am really liking this since it is a much shorter walk from the couch to the patio door than it is to the fridge in the kitchen. The downside is that I am guessing by tomorrow evening all the ice will be melted and I will have to move the beer back to the fridge.

You can take ordinary tap water, put it in the freezer and create more ice

Sure its hard, but easier putting carrying five cases of beer across the house and loading it into the fridge..

It'd true, i tried it. get these bowl things from one of the under cabinets and fill 3/4 w/ water. put in freezer. you will never do this sober, i suggest drunk. when you are drinking warm beer it will remind you
 
My wife is telling me she either wants to have another baby or get a cat. I love both cats and sex, but I don't want either of these outcomes.
Cats live an average of 16 years rather than 80. Also, as I understand it, it is not generally acceptable to leave a baby for a weekend with just bowls of food and water on the floor. Just go with the lesser of two evils here.
