Did you refi through HARP, or something else? Been looking at options, but I'm not Freddie - Fannie with the current mortgage.
Maybe? My buddy is handling it all for me, so I don't know honestly. I had a 5.37% 30-year through Met Life, but my buddy said that was eligible for a refi and we just closed on a 4.25% 30 year. Not sure all the details. It's taken about a month to complete.
Wow, are rates really that different there or did you buy a Ferrari on a credit card in college or something? We just went from a 30 year at 4.75 to a 15 year at 3.25. If I would have waited another couple of weeks I could have gotten 3. :wall:

Exact same situation for me, I just never got the escrow refund somehow.

So there is a down side to divorce. First I've heard of this.
Yeah, I just took a dump and thought more about this...divorce was a capital killer, as was quitting a high paying job with absurd bonuses to a decent paying job tied to how much $$ I bring into the funds. Paying for two houses for 4.5 years sucked. LTV in the current home not good enough to get low 3s in rates and the fact that my wife is currently employed by her growing fetus and not a salaried employer also hurts.Still, shaving over a point in interest and locking in for the long haul is above average, especially if I can skip a payment or two. :shrug:

Rates are always lower on a 15-year vs a 30-year

There are two houses, both in Granada, Nicaragua (not Guatemala). Casa Camila holds six and Casa Paloma eight, though Paloma still only has 3-BR but just has two beds in one of the BRs, so it's not really a comfortable spot for eight adults unless you live in SLB's neighborhood.

Didn't realize this was the good news page. I was catching up.

Landed a big client this morning, and my girlfriend's 5 year old daughter is leaving tomorrow to go camping with her grandparents for a week. :pickle:

[*]I've lost 8 lbs in the past 3 weeks, which I've either done cardio or situps/pushups 6x a week

[*]Been eating very healthy (hello my fitness pal)

[*]On my way to happy hour with work folks

Finally got my official offer letter from UT today. I submitted all of the information needed for my background check a week ago and was starting to get a little concerned.shuke> turns out there was room for negotiating, although I didn't do any of it. My new boss noticed something on my resume, took it to HR and they bumped my starting salary up 10%. :thumbup:

[*]I've lost 8 lbs in the past 3 weeks, which I've either done cardio or situps/pushups 6x a week

[*]Been eating very healthy (hello my fitness pal)

More info on the eye please.
Something to the effect of it looked more crossed vs. Lazy...he sees things fine with both eyes, but in babies sometimes, it takes longer for the bridge bw both eyes to form. So the skin will eventually pull and the eye will look normal. Going back in 6 moths just to make sure. :shrug:

Hopefully this makes it onto the page of good news. We are expecting baby #3 in Jan/Feb. With two daughters already I am praying this one is a boy. I don't think I will make it if I have 3 teenage girls and a wife in the house at the same time.

Tiger Fan, both my daughters have/had a lazy eye (both my wife and I had them). The 4 year old had surgery at 3.5 years old to correct it after patching the good eye did not correct the bad one. Daughter #2 is being patched and hopefully her's corrects on its own.

Oh yeah, I am sitting in front on a bonfire by myself with a cooler of session beers next to me. :banned:

yeah, once I had noticed the eye, I started looking it up...and obviously you focus on the worst case scenario (surgery). Luckily for me, I was self diagnosing it lazy instead of crossed...but like I said, everything looks like it should work out.Best of luck with daughter #2 :thumbup:ETA: congrats on #3

How old? You really should let the baby cry it out. Learn how to go back to sleep on its own. Bad cycle beginning for you.
19 monthsshe's too old to be throwing these kinds of tantrums.
:no: Never heard of the terrible twos? She's just hitting her tantrum throwing prime.
Our 2's were great, little did we know she was just saving it for the Terrible Threes and the ####in Fours.

Congrats :thumbup: How did the surgery go on your daughter? My 2 year old has exotropia, although I think it is getting better on its own.

Congrats :thumbup: How did the surgery go on your daughter? My 2 year old has exotropia, although I think it is getting better on its own.
Thanks.Both daughters (and my wife to an extent) get the lazy eye when they are tired. Daughter 1 had both outside eye muscles repositioned to the correct spot (or so the dr says). Now on occasion she can go cross eyed, but I think it is her doing it, not the eyes on their own. Daughter 2 has the same lazy eye to a lesser extent, but she won't keep the patch on her good eye, so hopefully by the time she is 3 (when doc will do surgery) it will correct itself.The surgery was an hour in and out. I stayed home the next two days to help her get back to normal since I can handle the stress of trying to keep her from rubbing her eye, and her crying in pain. According to Doc, her sight is 20/20 and everything looks normal.
 
My good news is that I didn't even come very close to killing anyone at work for a full day.

Also, I'm about to have Kool-Aid and tequila.
