What are the odds that someone with a horrible credit rating but with decent equity >$40k in their house, could get a Home Equity Loan or Line of Credit?

Not from a traditional lender, but a private lender will typically do that deal if the LTV is 50% or under. Probably looking at paying/financing a couple of points and being 3-5% above market rates.

No, it means that your existing loan balance(s) plus 40k need to total 50% or less of what the house is worth. Some may go higher depending on the circumstances.

Ask around to regular lenders, real estate brokers, or builders.

As the book begins, Anastasia has somehow managed to complete four years of college, during which time she has had—despite being so physically attractive—no romantic involvement of any kind with anybody. In short, Anastasia is a totally believable and realistic depiction of a normal twenty-one-year-old female American college student as she might be imagined by a middle-aged female British author who has lived her entire life in a cave on another planet.

I think location-wise your 'hood would be great. What's it like? Is there a downtown and any ethnicity to it, or does it just feel white big-box-store suburban? The latter is wouldn't be a good fit.

Gig Harbor is small, wealthy, and about as non-diverse as a community could get. It's got a cool downtown and a lot of waterfront. There are some smaller restaurants that are great. Until recently, there wasn't much here in the way of chain type places..most stores and restaurants were unique, or maybe had a couple local locations. We have the standard Costco/Target/Home depot area, but it's set outside the main area of town.

There's an island mentality here...Tacoma is literally 5 minutes away across the bridge, but unless you work on the other side of the bridge, most people don't unless they have to. Same goes the other way..people don't come here from Tacoma just because (they probably can't afford the $5 toll).

It has the diversity, the downtown, the restaurants, and the location (including continued proximity to the core of Seattle). I understand that you will think it is crime-ridden compared to Wealthy White Enclave, but I've read that the western parts (which is what I'd look at given I want the water views) are supposed to be nice and just fine in that regard. Basically I've read west of 1st Ave and south of 150th-ish is good.

What about Des Moines (the one here, not in Iowa)?

Any other suggestions from you and Drifter that would hit the items I listed?

Similarly, Edmonds has a great little downtown area near the water. Mukilteo has been rated #1 place to live on occasion as well. Shoreline near Richmond Beach has some awesome mid century modern neighborhoods but the walk scores are likely not great.

You can also buy a ton of house on Vashon which is more of a hippier/hipster atmosphere than Bainbridge.

the waterfront areas of Burien are nice. the ex girlfriend's brother lives there, and I like it a lot...but he hates leaving his house, and crime-ridden is an understatement.

I represent some associations in Des Moines. As with a lot of places, the closer to the water, the nicer it is. I'd take Bainbridge Island or Gig Harbor over either.

I wondered about Edmonds. We've only seen the parts near the ferry, but I'd heard there was a good downtown area that might be a lot more appealing than the near-ferry parts. I'll check that out on Sunday. Will check out Shoreline, too. I think we've given up on walk scores if we're going in this direction of wanting more space/land and water views, so we'll be more flexible on that.

it's only accessible by ferry and doesn't have many amenities. It's a mixed bag of hermits, retirees, hippies and people that just really like the water.

I'm in a tough spot to get what I want because my biggest location item is to be more accessible to one or both mountain ranges but also retain some "stuff" around. Vashon could actually make access harder, whereas PT gets an A- grade on access to the Olympics but a much lower grade on access to other things. There's a balance in there I need to find...somewhere.

Really? I don't care for the Ravens but I think the NFL looks a lot worse at this point. I don't know what your view on the event is so I wouldn't presume to know how my view runs counter to that. But I can't imagine any logical argument for 2 games being enough. But I'll try and be open minded if you have a different view.
