GM's thread about nothing (32 Viewers)

Any mortgage people in here?

What are the odds that someone with a horrible credit rating but with decent equity >$40k in their house, could get a Home Equity Loan or Line of Credit?

:bag:
Not from a traditional lender, but a private lender will typically do that deal if the LTV is 50% or under. Probably looking at paying/financing a couple of points and being 3-5% above market rates.
Thanks GB..... couple questions:

@- Does that mean if I have $40k equity, my loan can be no more than $20k?

ø- Where do I find a private lender?

No, it means that your existing loan balance(s) plus 40k need to total 50% or less of what the house is worth. Some may go higher depending on the circumstances.

Ask around to regular lenders, real estate brokers, or builders.

I keep going into Ham's thread... so much respect for how he's dealing with all of this, especially the soul-crushing honesty.

but guh.

Why do I keep going in there. :(

Dave Barry reviews 50 Shades of Grey

As the book begins, Anastasia has somehow managed to complete four years of college, during which time she has had—despite being so physically attractive—no romantic involvement of any kind with anybody. In fact, she’s still a virgin. Also, she does not own a computer nor does she know how to operate one. She has no e-mail account, and seems to be only dimly aware of how the Internet works. At one point she says, quote: “Holy cow! I’m on Google!”

That’s right, Anastasia uses the expression “Holy Cow!” Also, when she gets upset (which is often) she says: “Crap!” When she gets reallyupset, she says: “Double crap!”

In short, Anastasia is a totally believable and realistic depiction of a normal twenty-one-year-old female American college student as she might be imagined by a middle-aged female British author who has lived her entire life in a cave on another planet.

:lmao: :lmao: :lmao:
Good night. :lmao: :lmao: It has gotten me laid in neat and inventive ways though so top 3 book all time IMO.

I think location-wise your 'hood would be great. What's it like? Is there a downtown and any ethnicity to it, or does it just feel white big-box-store suburban? The latter is wouldn't be a good fit.

Bainbridge is in the running. Poulsbo I like mostly for location and the fact they have some decent restaurants, but I agree on the gimmick.

Ethnicity? LOL.

Gig Harbor is small, wealthy, and about as non-diverse as a community could get. It's got a cool downtown and a lot of waterfront. There are some smaller restaurants that are great. Until recently, there wasn't much here in the way of chain type places..most stores and restaurants were unique, or maybe had a couple local locations. We have the standard Costco/Target/Home depot area, but it's set outside the main area of town.

There's an island mentality here...Tacoma is literally 5 minutes away across the bridge, but unless you work on the other side of the bridge, most people don't unless they have to. Same goes the other way..people don't come here from Tacoma just because (they probably can't afford the $5 toll).

5th best small town in America

don't know why, but I can't get that link to work with anything but #6. just go back one.
There are some promising aspects to what you've described and what the article says. I like that it has a cool downtown and small local restaurants, obviously like the location on the water and with good Olympics access. I don't like that it's wealthy and lacking in diversity, but as to the latter, that's a struggle a lot of places out here. Definitely work checking out.

Given that is has little in common with Gig Harbor, I probably know the answer to this, but what about Burien? It has the diversity, the downtown, the restaurants, and the location (including continued proximity to the core of Seattle). I understand that you will think it is crime-ridden compared to Wealthy White Enclave, but I've read that the western parts (which is what I'd look at given I want the water views) are supposed to be nice and just fine in that regard. Basically I've read west of 1st Ave and south of 150th-ish is good.

What about Des Moines (the one here, not in Iowa)?

Any other suggestions from you and Drifter that would hit the items I listed?

ETA: I've tentatively crossed out Bremerton on your advice. In the same area, I'd already ruled out Silverdale as well.

It's going to have a dual functionality of reminding her of me (CSB) long after I'm gone and hopefully ruining sex opportunities for Zooks.

Why, is she going to insert it?

80% of brass Siamese cat statues will catch alloy warts during their lifetime.

The Western parts of Burien and Des Moines are nice but certainly lacking in name cache. That would actually help with real estate values I would think. Similarly, Edmonds has a great little downtown area near the water. Mukilteo has been rated #1 place to live on occasion as well. Shoreline near Richmond Beach has some awesome mid century modern neighborhoods but the walk scores are likely not great.

You can also buy a ton of house on Vashon which is more of a hippier/hipster atmosphere than Bainbridge.

the waterfront areas of Burien are nice. the ex girlfriend's brother lives there, and I like it a lot...but he hates leaving his house, and crime-ridden is an understatement.

I represent some associations in Des Moines. As with a lot of places, the closer to the water, the nicer it is. I'd take Bainbridge Island or Gig Harbor over either.

I wondered about Edmonds. We've only seen the parts near the ferry, but I'd heard there was a good downtown area that might be a lot more appealing than the near-ferry parts. I'll check that out on Sunday. Will check out Shoreline, too. I think we've given up on walk scores if we're going in this direction of wanting more space/land and water views, so we'll be more flexible on that.

fish, what kind of person does it take to live on Vashon? I like hippies. :oldunsure:

Abe, are you trying to fish me in the Ray Rice thread or just being intentionally dense? You're a smart guy - most likely more intelligent than I am - but you come across as blind hater when any talk trends to the Ravens.

Really? I don't care for the Ravens but I think the NFL looks a lot worse at this point. I don't know what your view on the event is so I wouldn't presume to know how my view runs counter to that. But I can't imagine any logical argument for 2 games being enough. But I'll try and be open minded if you have a different view.

it's only accessible by ferry and doesn't have many amenities. It's a mixed bag of hermits, retirees, hippies and people that just really like the water.

K4 - that was a fantastic explanation. Good luck!

Abe - Great lunch today. "Confirmed acknowledged on the schedule" apparently means "not at all."

Vashon is also a lot closer to Seattle and the airport. Pt Townsend is more isolated and more touristy IMO.
I'm in a tough spot to get what I want because my biggest location item is to be more accessible to one or both mountain ranges but also retain some "stuff" around. Vashon could actually make access harder, whereas PT gets an A- grade on access to the Olympics but a much lower grade on access to other things. There's a balance in there I need to find...somewhere.

We're hiking the Kendall Katwalk tomorrow, a long (14.4 mile) but not terribly difficult (2900 ft elevation) hike. I am :excited: :excited: :excited: , though, because it looks like this. Not for the fear-of-heights type.

Drifter, have you figured out if you have to have surgery? Eager to get you out on one of these hikes sometime. BTW, you also owe us all a trip report on the Griswold vacation.

I agree...with Abe???

How are we going to communicate? Imagine a world without texts, email, chats, message boards. We would go back to the USPS and I don't think the GMTAN would be the same. On the other hand, there wouldn't be 500 pages to catch up on just because you miss a day.
anyone else think about sending a letter that just keeps circulating among GMTAN houses.. maybe an ongoing story, something. i don't know. i'm half drunk and my kids are squealing like Ned Beatty.

GD it, krista, half the state is on fire already, probably because of you. You want to add landslides?

I don't have a different view on Rice - he should've gotten nailed. I think 2 games is a joke. I'd have given him 8, at least.

But you - again - drag the Ravens organization into to it as an aside.

Chapter One

Bart Pronghammer walked into the hotel room and knitted his brow at the sight of a naked woman with breasts like regulation volleyballs.

Lets have sex, she mused matter-of-factly.

Can I get a Bart Pronghammer alias

is this a running thing where he's consistently anti-Ravens? cause i don't think that sentiment is all that far outta bounds. i'm indifferent on the Ravens in general.
