I bought a house two doors down that sat on the market for 6 months. Starting to understand WHY it sat around so long.
Just found out my house I bought in Oct has moisture inside the vaulted ceilings and black mold. Gotta tear out drywall, insulation and roof off about 35% of the house. No way in hell former owners didn't know this. There was water leaking out of the recessed lights when the temps rose a couple weeks ago. Gotta let my tenants out of the lease 2 months early. Insurance will cover a bit of it but I'm probably out of pocket 10k.
Your inspector didn't find this?

I had the same problem in my house, my inspector found it and we made them pay for fixing it.

Had a late lunch at one of my favorite spots in Portland today, which is conveniently located next to the flooring and counter top store. I had two small beers with my French Dip and when I got the bill, noticed the gal only charged me for one beer. Not sure what came over me, but I pointed this out to her. She thanked me for my honesty and re-ran the check. Hoping this turn in good karma comes back to visit in a nice way soon.
Isn't the shark move here to just over-tip and assume she did it on porpoise? Win-Win

wife just got back from 2 wks in mexico

had all these awesome photos on her phone of her trip.

2 of my kids managed to factory reset her phone today.

this reminds me of when I was a kid and the only reason I wanted a Stretch Armstrong for Christmas was so I could destroy it, because the commercials said he was indestructible. Yeah right mother####er i'll show you...

Why do parents let their little kids play with their phones? I see it all the time and don't get it.

On a related note anyone want to buy a pristine low milage turbo Miata for 10k?
Sorry, I'm straight.
Yeah yeah. Most fun car I've ever driven. I love that thing but alas a roof over my family's head is actually more important.
Good car for a family of 7?
Guy at work got one of these after their 6th kid

They just had a 7th

Just think GM you're only another set of twins away from tying him

She's not backing them up to a cloud service? So many free options no reason not to be doing that IMO

my 8 yr old boy loves to sneak her phone so he can play some stupid zombie smash game on it. My wife doesn't like that....soooooo

my 13 yr old daughter set up a phone lock password (not the std swipe) and then gave the phone to the 8 yr old and says "hey try to play that game now, #####!' so of course the 8 yr old tries to figure out the password, and proceeds to fail 30 times.

apparently on the 31st try the phone automatically wipes itself as a security precaution. I don't know for sure if its completely wiped, but i'll be finding out here in an hour or so.

no idea. I bought the phone for her, set it up and never used it.

she probably put those on the cloud, so I assume we're still good there.

I just realized exactly why my desk is such a disgusting mess.

I eat two meals a day here, and I've been staying later than the cleaning lady who comes in after work- so she can't clean up my spot.

long ago, I grew to the point where I worked smarter than this... not having to do so many late nights. or maybe I grew into stupidity. or maybe, growing is for trees. whatever. I used to work these kind of hours and more in my 20s and early 30s. but I am completely fried- and this one damn project I just can't seem to catch a break on. :tinyviolins:

LMK when you have an epiphany on the solution to this, because this has been my life for 20 years (i.e., working 55-75 hour weeks.) Granted I have a flex schedule that allows me to pickup Chloe from Afterschool & I get home in time to make dinner, but I'm getting up at 4 a.m. most days. It's a bit of a grind but it's all I've ever known.

Oh hey, I forgot to mention that I played in a real genuine lacrosse game the other day for my new 35+ team. We are playing teams in a lower division (than most of us used to play), but against guys that are in some cases 20+ years younger than us. Half of our goals were scored by guys who are 50+ and we won.

And most important, I didn't die.

I really want to start playing soccer again.

but I'm pretty sure I would actually truly die.

Man, people can be real jerks. Was watching this house flipping show on HGTV and the couple the show is about bought a nice looking house for $425,000 on a sheriff's sale. It was the type of sale where you buy the house after only being able to see it from the outside (or street if there is a fence).

When they got in, they found that the previous owners had totally destroyed the inside. They had put holes in the drywall, smeared feces on the carpet, broke every window, took a hammer to the wood floors and poured concrete in all the drains.

I understand being upset at losing your house, but that is seriously screwed up to trash the house like that on that way out.
Depending on which show it is a lot of those flipping shows script over the top scenarios on top of relatively minor things to make it more dramatic

Kev, et al: there was conversation about A1C recently. Any tips on reducing? Romo is a solid pre-diabetic 6.1 and he's freaking out. He likes his sweets, etc., but not enough to put him there IMO.

Heavy drinking, bad carbs, gluten and other high glycemic goo is a more likely culprit.

Gluten is a protein. Fast-burning carbs are the enemy. Breads, pasta, stuff like that. The carbs in vegetables and legumes burn slower, and usually come with fiber, which also blunt the glycemic impact.

Fair point though I find that most of the gluten I get is from fast carb stuff and I have some celiac type problems and take medicine for it.

This natural foods website claims adverse diabetic impacts - who knows I guess.

My company has a big announcement coming in the Wall Street journal tomorrow. I'll link when it shows up. And I'm about to close the biggest account we've ever had. And I get four days in San diego this weekend. Things are better than they were two years ago when I documented the rapid deterioration of my life on the OLD GMTAN thread.

Enjoy the night.

I know it's dumb, but during that period, Abe, you were on my "Official list of people I would anonymously help if I won the lottery." Glad things have turned around so well for you.

Considering he's not really overweight from what I've seen, it could just be metabolic disorder which is what I have. Has he had his Thyroid levels checked? How are his Triglycerides? There's a supplement called Cinsulin that supposedly can help a bit. I've been taking it for a while now and am interested to see if it had any impact.

I can confirm that the slap checks, slashes and body checks that use to not bother me at all as recently as my late-30s now actually hurt. And the residual soreness...it's an issue.

Vaulted ceilings. So no attic to look into. Just roof, joists then drywall ceiling. Improper ventilation coupled with older model recessed lights that weren't airtight. Basically warm air got into the roof cavity through the can lights, condensed against the cold roof decking. Warm weather melts the condensation, then it's water flowing inside the roof rafter bays. The parts of the house with accessible attics were clean and dry. No inspector is going to tear out drywall to look between the framing.

As an update to my text, "I'll make love to you" is still a panty dropper. AngryWife and PR chick unfortunately didn't start making out during the song.

Also I've had my fair share of Coors yellow belly tonight so the preceding may not make any sense.
