I'm sure this has been mentioned before, but have your wife make her father buy a life insurance policy for the amount of the mortgage with her as the beneficiary. It's all nice and fine for him to think he can take over the reins in two years or whatever, but if he croaks before then, all bets are off. At least she'd be covered financially under this scenario.
